Is this rental reasonable? |

Dear all,
Im new EP entry worker from KL.
Recently i got intro by an agent for a single staying common-room rental
SD450, location is opposite Kallang MRT (new 3 Room flat).
empty room with only 1 cloths cabinet and without aircond and matress.
at 11 floor 3B.
1 month deposite + 1 month rental with min 3 months contract
half month agent commission.
Is this rental ok or its price reasonable?
with yours comments, i can compare and look for a better 1.

how much cheaper u looking for??
dun compare SGD450 with RM.
1 mth deposit + 1 mth rental are normal practise. u r lucky that agent charged u 1/2 mth. |

for single staying i think 400 should be reasonable.. dont you think so?
no way to compare SGD with RM.. that is non-practical.
btw.. usually agent charge alot?
i heard they are some good agent charge only landlord |

| there's no good or bad agent.. after all agent are just doing their job. The rightful amount is half month commission for one yr lease(tenant and landlord both will pay) most people pay more because the agent is committed to his work.. |

| hey hey where got not bads, is very bad,to pay for an empty room is far too much,don't be to rush! per rooms for per person only at $250 to $300 if he got laptop or other home components! this is another tricks by agents! they say give u such a short contract 3 month is because i m the victims too sign 3 months,after 3 months owner will start to raise their rental to so call $450 to $500 or $600.u by that time have to take it or leave it due to that kind of sucks rent! agent makes short contract inorder to make owner quick release rooms to tenants so agent can gets 50% commission from owner & 50% com from tenants ma! agents now also paste reminder in HDB flats ground floor with contact. if they can do so Y can't us tenants do so! |

Use your head to think and not you mouth lah!
If you are owner and paid higher price for 3rm (ie 2 bedrooms) flat near kallang mrt would you charge $250 to sacrifice your privacy and 1 bedroom away leaving only 1 bedroom left for your family and paying tenant's share of utility and conservancy charges in this present time cost of living. Even a small utility room can fetch $350.
A contract of 1 year with min 3 months means the rent stays the same throughout the year and that contract can be terminated prematurely after completing 3 month of stay without forfeiture of deposit. It has nothing to do with rent increase or paying additional commission.

bro...this kind of tenant want to show off here.
he think that he is soooooo good..ask him to search and find for us 1 good room complete with furniture, aircond, internet connection around town area with amenities at the price of $300 ($250 too cheap for us not for him). ask him (stevensim) to leave his hp number so we can call him.. |

| aiya,of cos i use my brain,not like ur never have brain at all! if happen u r the tenant who rent at $450 to $500 & can't use any facility in the house,everyday cum back inside the room looking at 4 pcs of wall & what u think of thats! i think living in the jail house better than in thats suck room! if ur mind & heart can't take the pressure for letting ur tenant to use basic facility,than wats the use to rent it with such a high price! with such a high rent tenant will of cos make full use of ur house electric & water bill,i think by that time u must be squeezing ur balls! i think u must be just another sucking agent try to boost up the rental rate. use ur small small brain Mr small balls! As for the short terms contract its may benefit us if the owner is sucks cos we dun have to stay for one years,but if u get use staying there for the past 3 months & was told to increase until $600!!! then wats u think of staying there or start moving house again! dun always insult people think before u type! i thinks u must be have dick brain! if yes i will forgive u! |

| i thinks for the contract ,i myself have look into the contract stating i stay from 1st month of date to 3rd month of the contract,its doesnt state that after complete the 3 months of contracts will remend the same rental cos both parties only sign for three month,the owner have the rights to increase the rental amount cos the contract sign has been overdue,if the tenant find uneasy staying there then both parties need to give each other one month notice inorder to leave.i think both of ur need to use ur small balls brain to do more research then saying out nothing with so proud & aggressive attitude ! |

The thread starter ask if he paid $450 rent for a room opposite Kallang mrt is reasonable and you say should be $250. After explaining to you why $250 is way off you talked about your own case of renting a room which is in bedok and far from mrt. Doesn't that make you an asshole!.
One year contract with min 3 months stay will not cause the rent to increase after 3 months. If your contract is just for 3 months then you are renting short term meaning you should have packed up and leave after 3 months and no issue about landlord wanting to increase rent. On the other hand you say can give 1 month notice after 3 months meaning the contract is for longer term and rent must stay the same.
So either the contract is screwed up or you don't understand the contract or you are an asshole! |

| people are asking for comment that go through agents recommend for $450 is it high,of cos la! if did not by greedy agent like ur two bros,of cos is cheaper la! anyway ur two bro should refer to Why are SG's property agents so greedy? to look into the talk !somemore the worse things ur two bro trying to cheat and do cheap & dirty job to cheat outsider i think ur two must be low class agent who don't do at agents professional standard lo! oops i forgotten smalls ball don't review thier ID only put as Guest!!!! i wander there have d_ck or not!Goodness, are this people the lowest form of life in Singapore? Wow, I've never seen unscrupulous and thickfaced agents. hi! iam am a owner who wants to rent out my common room but i have no idea how..my room include aircon,queen sized bed,3 door wardrobe(hmm,its actually 3 door wardrobe,2 drawers below and 3 more doors on top) and a tv.if possible i dun wish to hev tenants to do cooking only.laundry is fine..i am thinking of renting out at $500.is that too much?
recently i did enquire an agent asking how is the process of renting out my room,he says that i need to pay him commission of 1 yr contract,1/2 mth of rental price=2 years is 1 month..
so do u guys think its ok? |
