sometimes the price quoted by landlord not agent is not true
it happens to me when one exactly same ROOM being offered for different PRICE from different agent on the same DAY.
How do agents explain that?? |

Hai people, keep ur cool. dont loose it.
Abt a room for rent with diff prices or house for sale with diff prices and agents, let me explain how it happens. This kind of units are called "Open Listings". This is the cause of owners who think that engaging more than 1 agent can fetch them higher prices.
For example :They would call up a few agents n tell them they wanna rent out a room for $400 to $500. From the agent prospective, when he finds out that itz open listing, he would definetly quote the lowest price to attract tenants to close the deal fast. Or else agent is gona loose the deal to another agent.
Therfore owners/landlords plz take note that engaging more than 1 agent to market your property is to ur disadvantage as agents cannot protect ur asking price.
Tenants /buyers take note, if you want cheaper prices, look out for units advertised by more than 1 agent. It might be to ur advantage. |

| TENANT- yes what the above said is true. but then itz a deal or no deal situation. i once called three agents who were marketing the same property. the third agent gave mi the lowest price. went to view the place. but than the owner at the door step said it was taken up. i wasted my time n $ going all the way there. |

most of tenants say that 100% agent's commission or 50% ridiculous??
let say the rental sgd 2k, if 100%=comm 2k, if 50%=comm 1k
one question here...so how much ur salary for u to be called an expat??
if ur salary is 2k more less to singaporean middle income earner..i advise u to look for room rental and sharing with ur colleagues.
pls remember that singaporean middle income here they have to pay house loan repayment,kids schooling fees etc with their salary.
and u...more or less income tenants (arrogantly to be called an expat) want 1 unit house,fully furniture, internet access,near amenities, mrt etc with lower rental??
wake up la.... |

why blame agents for putting high rental fees. Don't forget the higher it go the chances the rental can go through. Rental go up due to owner getting smart this day. I agree with tenant it to hgh for rental. But what to do, owner buy the house on high price too. So think before u made comment on rental issue. About 100 to 50 agents fees it depend on your luck. Some agants charges full some don't. Ask first before engange them. No one force u to paid full f u can affort.

| agents thinks they r god of property ! actually to the owner & tenants they r dog of property! never admit they r wrong! alway take smarts & nice pictures in their name cards,but doing alot of dirty shameful job behind ! everything always cum out from the mouth of agents saying rental have increase! actually is it really increase so much without the help & assist from agents! if greedy agents like to suck $ ,must well go geylang or changi point to do more bl_w job & suck more per nite & maybe can gets more $ more easy! cheapo low class agent ! |

some 'guest' asked him to put his number here so that tenants call him because he is soooo damn good can look for tenants good house, near amenities, fully aircond and furnish with lowest rental.but till now stevensim dare not to put up his number.every time change the topic of talking and the worst thing, cursing every single agents.
for myself even i'm not an agent, i feel this stevensim is damn loser in his life and talking big nonsense.see how good his words??

| i should refer to IRA ,everytime during the closing deal of owner & tenant no proper reciept was issue by the agent,even aunty go supermarket buy things also got reciept n y don't agents! may i know agents got file up recipt of their annul incomes inorder to reports income taxs,perhaps we should seek advices from income tax Reveune IRA for further advices! |

u are trying to be super hero to all tenants vs agents. so why not u give ur number and let the decent tenants who need ur help to find nice room, aircon,near amenities and so on?
most of us replying to u because we cannot 'tahan' to see people like u cursing agents.u think all agents are bad??
if u want to report or refer or what ever to IRA....do it!!!
u r unlucky to dealt with bad agent who never issued any receipt to u during the transaction but y r u soooo stu.pid to proceed?? i thought u r soooo high class??
some good agents will not afraid with ur barking (puppies) coz they know their responsibilities.
