You can also engage an agent for a fee to do the paperwork. A tenancy agreement is a contract between landlord and tenant whereas stamp duty is paying tax to the government. |

good advise from an agent.
tenants n landlord must remember not all agents are bad.

Even when we engage an agent, we still need to know what is needed and what is not needed. Like my colleague, even though she engage an agent, she doesn't know that HDB approval is needed when she rented out her whole flat ! |

By the way, my colleague signed a one year lease, but paid the agent one month rental as commission. The norm should be half a month, right ? |

if u refer to www.IEA.gov.org; u'll see these guidelines:-
12 months lease and above = commission 1 month
less than 12 months lease = commission 1/2 month
U can try to negotiate with the agent on the commission depending on the service given to u prob. |

| Guys..I got my place in Sengkang near Compassvale 324B to be exact without agent. I use my old contract and revised it a bit and showed it to the landlord who agreed to it. It is not a rigid as it gives both of us optionswhich is a 2 months notice if any of the party wish to terminate. I am his 2nd tenant and the first which is an indian family stayed there for 4 years. The owner is a chinese family and from the 1.5k they are initally asking I got the 5room flat at 1.2k. It is really patience and use of friends. Dont panic....Just look at the market Asia wide due to US recession expectations. |
