I am a District 9 property owners and is going to TOP, sellers are holding up very strongly.....sellers are not willing to let go at below market rate....so no hurry... selling now means making less profit of $100,000 to $200,000 and even $300,000 if your property appreaciate ... especially TOP property, u can fetch a higher price as compare to those new launches....still got to wait for another 2 to 3 years or (average 30 months) construction time.... a simple calculation answer all your concern....
$4000 per month rental for 30 months = $120,000
$6000 per month rental for 30 months = $180,000
the longer developer holding up new launches, the better for those newly TOP apartments........ i can foresee a double gain of property appreciation and rental gain.. in a few years time.....
those miss the boat, diva, and smiling face ppl definitely very frustrated.. as i have proven the future financial behaviours and the trend that property market in singapore will not crash, it is still holding up in a healthy growth stage for many more years....
Watchout what i say..... all the best to those property investor in district 9 TOP apartment.....another good 2008 and 2009 year for you man....... |

Aiyo! when Ppl can't afford Orchard immediately look into Newton.. can't afford Newton, go Novena & Bt. Timah... all these area is totally out of followers reach lah!
Even if you are talking about Boon Lay The Centris, they will just say "Thanks for your info.. still yet to decide.. will look around for some more bargain.. will wait.. etc"

even HDB asking for High prices
Property prices will go down , i doubt so
Sillyporeans might think that wow so expensive
but to those rich ppl in arab , UK , HK and indo
It is so much cheaper then their own country
Just by posting craps here can bring the prices down?
Want to challenge with those millionairs and billionairs
i doubt so
This world is driven by Rich ppl not those who talk a lot
but actually trying to struggle to even own a small condo unit

Market conditions delay Marina Bay Suites launch; 14 Feb 2008
The stock market chaos and the lingering fear that the US economy may head towards recession has prompted the consortium which is developing Marina Bay Suites to postpone the pre-Chinese New Year launch.
Instead, the high-end project will be progressively launched in tandem with market conditions.
To avoid clash of timetable, Keppel Land's other launches, including the next phase of Reflections at Keppel Bay, The Tresor and Madison Residences, will all be released only after the launch of Marina Bay Suites.
The 400 remaining units remaining at Reflections at Keppel Bay would be launched around mid-2008.
In fact, many developers are rather resigned that the market sentiment in the first half of 2008 will be more or less subdued. They are hoping that things will look up in the second half of the year.
Other developers had said that they would monitor global markets to see how things would develop before they launch any project.
City Developments also said it might consider short-term leases for Lucky Tower, which it acquired through a collective sale in May 2006.
Keppel Land also takes into consideration that if the US goes into recession, there will be some default cases because the take up rate in 2007 was very high and some purchasers may not be able to pay for what they had purchased. |
