on 10 March 08, i wrote that developers cutting prices around 15% from resale price level in district 15. on 11 march 08, a whole list of prices offered at around 850 psf (compare this price with what owners tried to achieve in this district ie 900+ psf).
seriously, facts will prove whether i am telling bed time stories or not. |
Aiyo.. Dist 15 is not city fringe.. so it is understandable not all projects are 900+ up... even not surprise some are below 900 or 800psf... without know whether is leasehold or not also.
As for Katong is just like a pasir panjang located in the east (but slight better than pasir panjang which cost about 600+ to 700+ psf)
Whether is 900+ or 800+, this is reasonable for Dist 15 lah!! |

based on a 1 mio property and you live in it (so no rental)
3% p.a. interest rate
10 years from now, your property must climb 1 mio * 1.34 ie 1.34 mio to break even (ignoring transaction costs, property taxes etc)
that means, by default ie property price remains unchanged, you lose money. |

| if you buy a property for investment ie for rental. then either (a) the rental remains high enough to pay your mortgage for the most part of your loan tenure or (b) its price goes up sufficiently to make money. both (a) and (b) factors are beyond your control. |

when you put in 30% down-payment and take 70% bank loan for 30 years. For the next 30 years, you are answerable to your bank, your boss. Behind your decision, you risk your family.
So please buy within your ability and not based on your "prediction". Even your prediction is always right, buy within your means. |

when you put 100% into rental... when come to 30yrs later when you leaving the house, the house still not belong to you! Your family will F you upside down cos "till now they don't even have a proper home for themselves"!!
