I'm not a DIVA follower, I'm just going through this forum. Basically sentiment is bad, property prices just too high, global issues not settle yet. Property prices have reach the peak, number of sales dwindling....there is no more upside potential. Buyer are already sideline and not willing to risk being stuck at the peak, mood is overly cautious.
That's my take.... |

I'm not uncle follower too! But I think there still some upside in the property & I believe is sustainable at least till end of 2009. Thereafter, is all depend if there's any global crisis after this one! |

wah lao eh, now i convinced already..business must be so bad liao until so desperate to come forum n write 3 times on same things!!!

| Property Market really bad, almost Zero transanction in Jan 08......This month might be worse.....I guess those with vested interest will have a lot of free time to talk up the market....Good luck |

Walau, Followers so happy when you join them talking crap... they are so free & so lonely to act by themselves after their uncle MIA to Alaska!
The above still hate brokers so much.. so I can confirm that followers can't afford to buy their dream home yet lah!!  |

| This softening of the property market in singapore doesn't mean that the property priice in singapore will crash or fall....it is holding up well...buyer are looking for cheap bargain....seller understand that if they will to let go at this moment, they will make less profit ...quite alot of sellers are holding up not to sell their property at the moment........i believe the holding up is strong, awaiting another upturn after all this bad news price into the market....it will take about 3 mths to 6 mths to settle....after that it will be another bull run for property market.....watchout potential buyers.......not to wait too long if not you will be like 2007 chase after property with sky high price.......!!! |

Yes, even is a recession, it will soon be over within a period of 3 to 9mths time, & thereafter the bull runs will continue. Many sellers are holding as current properties market still sustainable, majority of the sellers are not willing to let go if the offer price if no good. They would rather rent it out as the rental market now giving good returns.
So regardless of whether transaction is low or not, the price still remain strong in most of the properties. |

| everyone who manage the building construction projects know that the cost of building materials has increased tremedously.... the cost of raw materials, sand, copper, metal, labour, land, designer fee, lawyer fee, transport have increased a minimum 20%, so in fact a 30% increased in property price in 2007 net off all the cost is only 10% increase in 2007. Therefore the property price in singapore is sustainable for another few more years, i predict another 15% - 20% this year 2008 and 10% - 15% in 2009......Watchout what i say..... |

Agreed to what you said.
With the rising cost of building material & workers wage, the overall cost of a completed project is even higher now, even gov are not selling cheap new HDB flat due to that reason.
Gov assured to sell it affordable, doesn't mean they will lower the price, they are just trying not to increase the price too fast! |
