Valuation increase again!! |

Recently, I notice that the HDB valuation for resale flat has increased again!!
One of my fren told me that he bought a 3-rm Jurong West unit for $2XXk.
I'm thinking how can it be? I think last year Jurong West 3-rm only selling like 180-190k. Maybe because I have not been following the HDB market.
So my wife just pick-up one unit from the classified & checked with an agent who is mktg for one unit in JW. To me surprise, this unit valuation is $217k, so I'm think, if like that, the final selling price could be $230k or so!!
This morning I check one ad, a 4-rm at Toh Guan valuation at $440!!!
If like than, I'm wondering how much my 5-rm A-model (135sqm) at Jurong East is worth now!!!  |

Yes! Valuation has been going up!
I believe the valuation for Toh Guan unit $440k is a 5-rm & not 4-rm.
As for you 5-rm at Jurong East, valuation maybe around $350k-$380k.
Selling price maybe near to $400k, but still very much cheaper than Toh Guan 5-rm. |

Basically new flat also not cheap. Even you want to buy also don't know can get or not. So another way is to go resale.
Last time some yaya buyers said can wait for COV to come down. Yes, some location COV has came down abit. But with the valuation rise faster than the COV coming down. Eventually this buyer cannot tahan liao.
eg.
6-mths ago - Valuation $300k COV $40k = $340k
Now the same unit - Valuation $330k COV 30k = $360k |

New flat price not coming down, because cost of material keep going up .. moreover rental still high .. selling price will keep going up for HDB
Jurong East HUDC already transacted close to $1m, so if executive flat resale is less than $500k, can buy 2 units liao leh!! |

Don't worry lar....valuation though go up, there's no buyer and market is very quiet...eventually seller lan lan also got to sell low |

| I've seen agent re-list after re-list the same unsold unit again and again...although valuation is trend up...most cannot be sold at such price....only 1 or 2 good unit can fetch such high price...other just hv to lan lan relist and relist |

Yes, agree with that. Seeing some unit keep relisting.
Valuation will keep going up, but the COV will keep going down. Let's see 4thQ of this year how many lan lan seller have to sell below valuation. |

| once owners start selling below valuation, the subsequent valuations will in turn fall as valuers assess HDB via direct comparison |

6-mths ago selling at $340K also can't sell out, do you think now can sell out at $360? At present time COV will around $10k, unless it's very good unit.
Now recession coming, so not much people willing to take out more cash to buy a unit. |

yes..agent and seller just try their luck...since agent offer no commission will be charged on seller...seller just let it be lor.... in turn, agent just jack up the price, in case hit the jackpot, then his commission of seller and buyer will be covered in the cov... |

yes..agent and seller just try their luck...since agent offer no commission will be charged on seller...seller just let it be lor.... in turn, agent just jack up the price, in case hit the jackpot, then his commission of seller and buyer will be covered in the cov... |

New HDB super long queue! Rental still have demand! Seller not in a hurry to sell if price is no good cos valuation keep going up. If buyers of HDB think they can wait, as long they can tahan, they can cont to wait & wait.
If they think HDB is expensive, than no more cheaper type of housing for them to choose liao |

| Grow up guys, valuation hike only for certain location due to new buildings. From what I know, the market is cooling down after the en-bloc event. Go check the web and see how many units are being posted for sale. Thanks and cry more. |

Even no enbloc, there still demand from locals & PRs... whether in rental or sales market. Don't be naive lah.. who wants to cry.. HDB only mah!
Cannot selling.. close one eye also can rent out easily lah!! |

Seriously i thk the property market now is going hay wire!! So depressing ..Sm agent are putting the price way way way above the valuation! Eg: Valuation $230 + COV $30- $90K!!!!!!!!!!!!!!!!!
Is the tiles made of gold?? And the best part is that some advertisements with ridiculous prices are still listed for the past few monthssssssss ..I hope HDB will cum up w/better idea or plan on how to 'control' the property market & help those in need of home . |
