How to cancel exclusive agreement with agent |
|
|
I am thinking of cancelling my exclusive agreement with my agent because I hear so many bad things about him. Besides, he doesn't return my call.
Getting worried whether he is seriously selling my ppty. Any one can advice? |

u can on hold back of selling off your property within that 3months but if u engage another agent to sell off your property within that 3months u still need to pay him the exclusive 2%. So wait until the exclusive agreement ended. Then relocate yourself with another more reliable property agent.

Generally if the agent did not provide a good service after you sign the exclusive. You may write to the company to cancel the exclusive stating your reasons. Or talk to the agency to see if they could offer you a solution. |

don't worry its normal 3 months contract.
things will pass very fast.
just ignore him when he's the one looking for you..

Is it better for sellers not to sign exclusive with agents, especially when you don't know the agent?
If the agent play pank, the seller has to wait 3 months, very jialut. |

| When seller sign exclusive, agents can be assured of business. If seller don't sign and agent advertise and advertise, all the investment can go down the drain if seller found his own buyer or another agent bring clients to close the deal. |

normally exclusive agreement is 3 months but some agent ask for 4 months because it takes about 2weeks to get Valuation Report.
If you keep quiet after 3 months, the exclusive agreement still in effect.
So after 3 or 4 months, call the housing agent company to cancel it.
Then engage another agent. |

| If you can sell on your own, do it on your own. No need to spend unnecessary amount of money to pay agent. |

| Actually, I am quite lazy. Even when I know that it is not too difficult to sell ppty on my own, advertise in newspaper, screen calls, meet buyers, explain all the obvious things about the ppty and link them with banks to get financing. I don't mind getting an agent to do this work provided the fees charged is fair and commensurate with the risk they undertake. |
