| Do you think HDB Resale flats valuation and COV will drop? |

The best time to buy is when come across the right house you like and feel comfortable.
With the private sector currently undergoing some price adjustments due to overpricing in 2007, HDB prices will still continue to rise but definitely at a slower pace. The reason being that more private owners are expecting to move back to HDB after cashing in on their private properties. Hence COV is not expected to drop as much. On top of that one must always remember that HDB prices will not drop too much, because more than 80% of Singaporeans owns HDB. If prices drop too drastically, it will create market instability.
Market movements are always unexpected and unpredictable. Hence the best time to buy is always when you come across the house you like and feel comfortable.

I think not just property, but the whole economic as a whole, and it's getting worst...people who buy now...very good luck to them... Hope that there will be no job loss though.. haizz |

But a lot of agents are telling me S'pore will not be affected...
Think for those who have sold their private properties last year would have bought them by now and all the en-bloc buyers who could afford to pay high cov are long gone....
Recent articles has also reported investors backing out and many en-bloc properties are stuck.....
Those who can afford to pay have bought and now leaves poor ppl like me trying to get a place to call my own-- homeless due to those cash rich ppl stirring the whole market up....
How low COV can u offer me??? Most agents say 30k is low! |

Don't hear the bull from those agents dude...we are in the same boat...I wouldn't want to buy even if it's 10K COV. Have you seen lately that there are some ad selling at valuation and even below valuation? You gotta be patient man...time will come...very soon...not wise to buy now. |

Yup, saw a few units selling at valuation even in towns like Bedok and Ang Mo Kio....
Just offered a unit with no life landing, not near amenities(Walk to nearest bus stop abt 7 mins), and most importantly NOT RENOVATED. I have to tear down everything and I MEAN EVERYTHING... Est cost of reno abt 40k...
A unit on the same block was just sold for abt 25k COV but it's nicely renovated and if necessary, will only need to spend less than 10k for minor touch ups....
I offered at valuation taking into account the renovation cost and with the cost rising now, it might cost more than 40k...
Owner insisted on 20k which I told the agent forget it.... for another 5k I could get the other unit which is nicer and do not have to spend so much as well... Agent told me to meet half way but my stand is at valuation. He moved into the unit w/o renovating it so what's the COV for. To the nearest amenities, I'll need to drive out, so it's not for the location. Agent told me the owner wanted to cover the CPF interest at my expense!!! Oh pls, can they be more realistic!! Why should I bear the cost!!! |

| as a buyer dont be so rush to buy with high COV. After viewing so much of house, that's is so teriible... some house is like really not worth to pay so much COV. Be a smart buyer. |

Be patient.
Dont pay whatever a seller asks.
Because people loose patience and give in to the demands of seller/agent and over shoot their budget, it gives the effect that all buyers are rich and ready to pay those high COVs. Just refuse to pay and prices will have to come down. |

I think will just keep looking around 1st... anything with COV is not worth it... HDB is suppose to be made affordable to S'poreans and looking at the reports on the newspaper still painting a rosy picture to the sellers that HDB resale is still steady rising, wait til stock market crash....
Imagine a 5 room HDB valued at 460k!!! I feel that I'm born into this world to slave for a roof over my head!!!! |

| The agents are the one who created & CREATING a Pseudo (false) increase of COV in the market. They are saying lot of buyers offering high COV but not true. Very soon everyone will come to know their tricks and the COV will come down. Wait for some time then can get a house with reasonable price. Buyers have to be smart and offer only low COV. |

Hi agent
if that's the case, could you explain why the heck ppl who bought HDB in the 1996 period are still suffering negative equity? You wanna go tell them that their flat prices didn't drop too drastically???  |

Yes, the agent should educate sellers, they are the one who create this bull$hit. Predict few months from now, the sellers have to be forced to sell at valuation..It's simple, high demand = high price, low demand = low price. It's really not wise to buy now...I wouldn't even want to buy at 10K COV now, cos COV is dropping fast.. Now I would rather pray for lower price of rice rather than house!! lower inflation, pray that i won't loss my job...  |

hahaha, good stuff man...the agents do not really care lah..they just want to get business and $. You should know there are lots of people commit suicide in 1997?? Hope history will not repeat itself. It's always very bad if something rise too quickly as it will fall drastically as well, SOON...  |

A smart buyer = buy low, sell high
A smart seller = sell high, buy low
Those people who buy now...haizz...dunno wat to say to them.
You know there are lots of seller sell their flat few months ago at high price with high COV (to cover interest paid) and choose to stay with their parents for few months, wait for the property price to go down?? When the price go down, they will buy at lower price...They are smart enough to analyse the market and waiting patiently for the price to go down. |

Always stick to your budget.
That way you wont make any unrealistic offers for a flat.
Dont let agents/sellers get away with crazy demands. |
