You know there are lots of seller sell their flat few months ago at high price with high COV (to cover interest paid) and choose to stay with their parents for few months, wait for the property price to go down?? When the price go down, they will buy at lower price...They are smart enough to analyse the market and waiting patiently for the price to go down.



yes...there are indeed sellers who sold off their houses last few mths and currently staying with parents/renting......and waiting to buy low again...

True, always stick to own budget. Was actively looking for a unit in AMK in Feb / March '08 but the COV was crazy!! I told my Agent that we are going to stop looking unless he can find a Seller who don't need the COV. False hope, uh? The right time will come.. Just wait and see...

Did u all read the Straits Times today??? Agents are earning min 10k a mth and some even as much as 40k!!!

No wonder 30k cash is low to them... I can't imagine how selfish they are.... Not many ppl in S'pore can earn that kind of money!!!!!!!!!

If they still have some conscience, don't earn so much from ppl like me who is trying to work day and night to buy a HDB

i am a agent and i foresee price will be going down soon. at 1st i expecting it to head down end of this year but with so many crazy PR buyers last year, i expect HDB seller to keep on dreaming and asking for high cash but with that lot of PR gone, NO SINGAPOREAN BUYER WILL PAY SUCH PRICE. i have alredy asked some of my buyer to hold till Sept 08 or end of 2008 before purchasing if they can afford too......So good luck to all those agent who commit high for exclusive rights....

yes its the PRs driving the prices up.
Especially those new ones who are cash rich.

Spoilt the market already for a few years they will live in Singapore.

Most PR are not cash rich, just that they either pay 2K a month for flat rental or <2K for their own flats.
They don't have parents to live with, seriously no offence.

Given the choice to rent with price before 2007 price hike, definitely lots of them prefer to rent.

But don't worry, nowadays market is calming down. Not many ppl willing to commit long term commitment when foreseeable crisis hitting singapore (whether going or not).

Honestly the transacted price for the 1st Quarter of this year is still base on buyers who bought the property during the last quarter of 2007. It takes about 3 mths for a property to be transacted and slightly longer if the buyer is taking a bank loan.

So the report for the 1st Quarter 2008 is still high. Let's see if the 2nd Quarter report is as promising as some agents claim when it's out. Yes valuation is high but some ppl are willing to sell at or even below.

Just check out 1 unit and was transacted only 2k above valuation, seller was even willing to sell below cos he needed cash..

Let's just wait and see....

Definately the world economy is going towards slowdown and US into recession...even if we take very optimistic scenario...to curb the inflation the economy will slowdown...otherwise increasing price of fuel and food will erode the saving powers of individuals..and profits of company.....

All these things are interlinked together.... now banks are cautoius over lending money for home loans as well as corporate... so less money consumer will have less spending and prices will fall.....
i just came to know few buyers who have forfeited there OTP money because bank refused to finance the home loan.....

same apply to private properties.... high prices private properties are continue to fall from jan 08 onwards...All the major news report says this....this is not a personal opinion...and this trend will continue....HDB will follow this soon... also there is a limit for HDB prices to rise and it has tp maintain a gap between private properties...otherwise HDB will loose it's charm for condo and no takers for hdb......so wait and watch....

it's a good time for sellers ..... if they find a buyer ...it is there luck....those who r still in a high cov will miss the train....and will regret.....
let us c ...... time will tell...........after all the consumer has to be also win the game....other wise no one will be in the race.............

U don't bull$hit lah...if you ask your buyers to hold til sept..then what you gonna eat for these few months (May, June, July, Aug)?? Unless you are one of those rich kids who only works for fun...but very unlikely i think...or u found a new dish at your backyard?? Stir fried grass with ginger sause??? If yes, you may survive these 4 mths.... Confused

Yeah...i know they are rich..they can earn at 10 to 30K a month...read last month's Straits Time. But do you think they will advise their buyers to wait until sept or 2009 to buy?? They are all greedy...if got $ in front of them...u think they will let it pass?? Hmm....i doubt so...especially property agent!!
