Landlord wanna increase rent after 2 months.... :( Post02 May 08 12:29 am
Hi,

I rent a room for $600, pub, aircon, internet included. During viewing, I said I have a laptop, tv and a mini-fridge to bring in. They are quite low power-consuming and the owner agreed. After 1 and a half month later, I brought in my mini-fridge, however the owner made a lot of noise complaining about the rise of prices of food, petrol, pub etc.. and wanted me to add-on a small amount on top of the 600. But, I have already mentioned the fridge b4 moving in. Anyway, not wanting to rebuke a work-stressed middle aged, I just told her to quote me an amount later.

Next day, she came and tell me she's gonna raise the rent to 700, and if not agreeable, give her 1month notice to move out. So, after staying 1month and 20 days, she's implying to raise rent. The agreement stated 600/mth includes pub, min 3 mth stay. So does it mean the rent can be raised after 3 mths? From the look of it, I think so. Anyway, after giving her the rent for this month, I told her I'm moving out by end May.

I had given her the deposit of a month when I moved in. Would I get back the deposit when I moved out coming end of month, exactly 3 months of minimum stay as stated in agreement.

Move on and find a new place. I foresee that there will be more difficulties ahead trying to live with a landlord like that.

The question is do you consume a lot of electricity? The owner may be stingy, but at the same time, I have also experienced tenants who come in saying they will only be at home 3 to 4 times a week and hardly use electricity - and then they stay the whole week, with the computer on day and night, using a lot of air con until the utilities shot up.

We rent a room to stay, then what's wrong when we stay the whole week??? Will the owner give discount if we only stay for a few days/week? Owner is nonsense!!!!

No sometimes the owner may charge lower for utilities.. like in my case.. I quoted a lower rent because this girl said she will only come back 3 to 4 times a week. Then after move in, everyday she is at home, television on, computer on, fan on, air con on. And the utilities increased almost double.

I had the same experience before. I charge $350 for a common room because he says that he seldom at home. Even allow him to bring his partner to stay in once a while. The room is air-con and fully furnished. At first was OK but after 3 months later start to show true colour. Weekends when not working, on the air- con 24 hrs, go to toilet "ON" all the kitchen lights and never "OFF" until I "OFF" it. Washing clothes with full water capacity even when washing few clothing and quite frequently. My PUB bill jumps to double. It is not that I am being calculative but if this keep going on, the rent will not be enough to cover the bills.

Yes that is true. $350 for air con room is already very cheap. I charge cheap because I want to let people have a house to stay. But in return, they on the air con on for so long until the PUB became so high. So sometimes its not the owner that is bad or calculative.. the tenants also must use common sense. People already so kind, still want to take advantage!

Well say. Very Happy Tenants don't spoilt the market. Owner's good to you, then you must use your brain.

I faced same problem. Before tenant move in, they say they don't use aircon much, mostly fan. Will turn on when very hot and will not stand cold, so will turn off middle of nite. When they moved in... turn on aircon the minute they come home and turn it on to high at full blast. My utility bill shot up like crazy. Some more, use the washing machine like a new found toy. 3 full loads over the wkend. Must have stock up alot of un washed clothes.
