In ther first place, you should have engage buying agent to protect you so you don't have to face all unnecessary problem. I believe you still need to pay 1% commission to seller agent right and he is not protecting your interest.

i am an agent:probably this is what is happening.
The owner of the house could probably be looking for a flat and hasn't found any.
U do not need to down the 5K all at once. like as u mentioned, u have 2 weeks to settle the rest.
A sincere agent will tell u when he will submit the case even b4 u sign the OTP. This kind of cases is norm in the market. I have done many cases like this but the buyer must be told b4 signing the OTP.

I'm new here & intend to buy a resale flat within 2 years time while waiting for the price drop. I have read some threads in this forum & realised that some agents tends to do things crop out. like what u have stated the sellers probably still havent found a flat so their agent delayed the OTP submission, so what can the buyers & buyers' agent do who might suffers in such OTP submission delaying case in future?
There might have some agents who don't want to say the submission date or even stated on the OTP form. In such OTP submission delaying, which authority can settle this type of matter? Can advise? Tks

Hi to all new buyer who have doubt
Firstly of all buyer need to have a buyer agent for to help you arrange for the
1)Option
2)Arrange for LO
3)Exercise(in 14 day)
4)Ask your buyer agent to submit the document(OTP)by RESALENET
it will be safer cos the timing for the hdb appt can be control
by the buyer agent (if at ant time the seller need to find a house .In the otp on page 4 the agent need to submit in how many day.I think most agent will know what to do when all document is sign.for the case some seller may ask for some delay, noted it down to safeguard both side.
Agent will arrange all the document and will let you know when is the time for your 1st appt date and time
Any problem in finding your idea home ????

In the OTP, it is stated how many days needed to submit application to HDB. As long as it is within the time limit, the seller agent is not at fault. Yes they do earn your commission, but things must still go by the book.
I have also experience HDB claiming that they have not received the documents which in fact has been submitted. There was lots of finger pointing and it was finally found that it has indeed been submitted.
Give it some patience. It could be a misunderstanding. Do not curse your agent just because you did not see result immediately. Take note of your OTP agreed date for submission and abide by it.
Take your course of actions when the dateline has been exceeded. |
