Thats a very valid point.
Why was the Punggol price so low just before this current property boom?
Didnt people like the peace and quiet then?
Basically all this talk about peace and quiet is just people trying to justify the crazy price they paid for Punggol. Smart people are those who bought cheap in Punggol, sold to these suck3rs at high price and moved back to city area.
Day to day living is all about amenities and conveniences. Not everyone owns a car in Singapore. So its very important to stay close to major amenities. What can these Punggol people do on weekend ? What is there to do in that area? Maybe if you live retired life still ok, but young couple has to socialize, maybe watch a movie, dine out. What options does Punggol offer for them? Not even a park to have a romantic walk.
Have to take LRT/MRT and go back to city.
Everyday spend an hour commuting to city.
So much for quality of life.
People who have been conned by their agent into buying in Punggol are just kidding themselves by justifying their poor decisions.
Now just stay there long long..because you wont be able to fetch back the cost price of your flat anytime soon.  |
You are just being jealous, aren't you? sorry if my words are too strong but if you can't even afford Punggol...can you afford city area where the new HDB selling at 645K? i doubt it though...you may come out with whatever reasons but i still think there is something wrong here and keep wondering what is your motive? Why not live in better location like Bishan. Got nice park or Mcrichie reservoir for morning walk. Much better for nature lover like you say you are.
Punggol got what? You like morning walking on road pavement..not even got a park? Punggol also got the chemical factory smell during some nights. Plus all the noisy airplanes flying overhead.
With so much new construction to happen in Punggol, expect more noise and dust. Not even talking about the long commute time. LRT that runs in only one direction. Useless mall. worst.
Only reason people buy is because Punggol flats are new and have the first look wow factor. That works best to trap buyers. Only after they start living, they find out all the cons. Much better buy older flat in good location and get renovated to your taste. |

1. You have not seen his house
2. You most probably do not own any house
3. You do not have the knowledge on that area. Have been looking for Punggol area for quite sometimes and decided not to go near the MRT because the valuation for high floor easily 415K now.
4. Again, you do not have knowledge on that area hence you claim that there is nothing there in Punggol and chemical factory smell??? hahaha my parents stay there and do not smell anything there? Prove of your ignorance.

6. You do not know that the plan on Punggol 21 has already started although Im not sure how fast they will speed up the construction considering current economy crisis. But if they do not speed up Punggol 21, they will not also at other places.

I think that was exactly what happen here in 1996...over supply. that is the reason why now HDB has been very careful on the amount of flat they launch...but the salary of most spanish also very low lah...they are unable to take loan... |

Do you know you can get a 4 room in Bishan which is similar to 5 room area in Punggol for 400K. I wont compare Tiong Bahru or Marine Parade because those flats are definitely very expensive.
Bishan is a perfect example of an estate close to town, well maintained, excellent facilities, nice park and well connected (circle line also coming).
When you pay for a flat there, you get your money's worth. You pay for EXISTING FACILITIES. In Punggol people have hiked rates due to the new master plan, waterfront living etc . You will be old old when those things are ready and then probably your flat will be actually worth the money that you pay for it today.
Thats why these new Punggol owners are so blind. Pay for facilities which are only present on a paper map.

Stock market reacts fast because stocks are very liquid.
Property is much more difficult to buy/sell.
The real effect of credit crisis has started showing up in real economy now.
take the case of Ferrochina..how fast it went under.
There will be other companies like that. Weak will sink. |

Not sure why you keep saying Punggol not worth the buy though...if people got the money and like a specific thing...who are you to critise them? They are building the waterway now and will be ready by 2012...once it's completed, the house value will increase again and you can sell it at that time...but i think you don't buy Punggol...stick to your Bishan...Punggol won't welcome people like you anyway...
And regarding your comment on Bishan...the bigger 4 room flat at Bishan is more expensive than 5 room at Punggol...they even sell 4 room there at 488K, for low floor!! Obviously, you are new to this...
