Anyway, can't understand why so many people want to live in the city? I am staying in Punggol now, bought 430K...I especially look for the property there cos not many people live there yet...I like it as it feels relaxing...early in the morning take a stroll where there are still alot of greenery...do you still want to live in the city when you have spend 8 hrs+ a day, 5 days a week working in the city?? But it seems like there are so many constructions going on at Punggol...it will only be a matter of time before it flooded with humans!!! haizz... Why not live in better location like Bishan. Got nice park or Mcrichie reservoir for morning walk. Much better for nature lover like you say you are.
Punggol got what? You like morning walking on road pavement..not even got a park? Punggol also got the chemical factory smell during some nights. Plus all the noisy airplanes flying overhead.
With so much new construction to happen in Punggol, expect more noise and dust. Not even talking about the long commute time. LRT that runs in only one direction. Useless mall. worst.
Only reason people buy is because Punggol flats are new and have the first look wow factor. That works best to trap buyers. Only after they start living, they find out all the cons. Much better buy older flat in good location and get renovated to your taste. |

1. You have not seen his house
2. You most probably do not own any house
3. You do not have the knowledge on that area. Have been looking for Punggol area for quite sometimes and decided not to go near the MRT because the valuation for high floor easily 415K now.
4. Again, you do not have knowledge on that area hence you claim that there is nothing there in Punggol and chemical factory smell??? hahaha my parents stay there and do not smell anything there? Prove of your ignorance.
5. You do not know that the most expensive flat in Singapore is actually at Punggol.
6. You do not know that the plan on Punggol 21 has already started although Im not sure how fast they will speed up the construction considering current economy crisis. But if they do not speed up Punggol 21, they will not also at other places.

10. Like I said, the one near MRT does not need to board the LRT. And just FYI, the LRT has run both ways during peak time. They are going to be fully operate after those 40+ blocks completed in Punggol.

For Tampines.. as long as you kena PIE.. you also finished!!
But CTE is worst expressway in S'pore!

cos by then, uncertainties will grip anyone who is on a payroll. they will really need to think whether they will be the next to be retrenched or not. so massive financial committments such as housing, cars, tours, anything that are not absolutely necessary and that can be put off will be shifted to the back of the queue. it just makes no sense to get into a huge loan and find out you can't pay the monthly installments after a pay cut or worse, job loss.
those homeowners who cannot afford the payments will have to downgrade or move in with relatives, and when in urgent need of $, will sell at lower prices. agent will have less transactions too, so will advise sellers to sell lower too.
but flipping to the other side of the coin, if recession doesnt affect sg (which is impossible) and prices keep rising, sales will drop too. it doesn't mean that if there's a need, people will buy. when price reaches to ridiculous number (as some no brainer said, into the million) and salary remains at increments of only 2-5% increment annually whereas property shoots up 30-40% annually, buyers just can't afford the loan installments on the flat. so price will have to be adjusted down eventually. |

That is why they said the property price goes in cycle. At bad times, people do not want to commit to such huge commitment...and the price will drop eventually. but when the economy is good...everybody will rush and buy and drive the property price up again...maybe those first 50 who jump to the market will buy cheap and the subsequent buyers will find themselves having to pay much more...this is what happen the last time when alot of enblocker and PR rush to buy property... |

PRs who bought flats here will lose jobs too, some will just sell their flats at lower prices and go to another country. some of those who rent flats or rooms will leave too,, leaving an oversupply of flats. what then happens to property investors if they can't find tenants? continue paying for empty home or sell? some of them will sell away the extra properties, hence bringing down the price again. sometimes during a time when sellers want to sell flats urgently, they will compete to price down their properties as in like in good times, they will compete to price up their properties. |

Read between the lines:
Property developers sold 376 units of private homes, up from 325 units in Aug but down from 902 units in Jul ==> See the diff! 376 vs 902!!
They launched ... 767 units in Sept, up from 194 units in Aug. Half of them were unsold.
I have a thought.. In 1997, the fall in resale market is due to oversupply of HDB flats. If there is an oversupply of private properties, will it actually impact resale market? |
