So this is the sign of market bullish from 30% in q307 to 20% in 4Q07 . peaking and flattening out at 14% for next 2 quarters.

The market has run out of steam and is consolidating. The next 2 quarter figures will be utmost important to determine the direction.
But the fact is the covs asking are dropping and market is quiet.
Below and at value ads are common these days.

And the figures already shown that there are at or below value transactions all along for the past year.
So buyers don"t believe the asking high covs, they are just quoted to get the most out of suckers. if those 14% shows that can bargain to at or below value, so can we.

HA HA HA..Those percentage is not for market dropping but for people who bargain at or below value who are dropping out....

Bargainers are out of steam actually, sick of waiting..

lot of buyers are sill paying covs...

of course you can bargain, but it wont change the market direction...which is up up..

hahaha............. go and plot a line graph and you will see what is happening.
It's tailing the trend of private property now which is dropping.
Just as govt say property market has peaked.

Go ask yourself , 14% transaction at or below value last 2 quarters but is there 14% such advertisements?
That is why COVs ads are just smokescreens to trap rich suckers.
But 14% has managed to bargain it down to at/below value.

Buyers follow the smart 14% and avoid being a sucker.

I sold my flat now stay with parent, wait for price to fall.

same here..I sold my flats, now staying with my parents..I want to sell high and buy low.

Could anyone guarantee that I the prices of the resale market will be down soon, I thought of downgrading fm a 4 rm to a 3 rm flat. I meant to sell down and buy much, much later when the market has cooled down and to temporarily stay over at my parents'.

But hubby is against of my idea after looking at the recent resale transactions from the HDB website. He was shocked to see the prices of 3 rm flat could rise up to $200,000 in Bukit Batok. He said no one could guarantee that prices will go down.

Anyone?

Must worry, when it goes up a lot then it only will drop a little. Recently AMK new HDB "private" house selling a 90sqm at 500k!!!!! It just like a normal HDB flat to me as anyone can walk into. This is the 1st private house that I see is not private at all.

I'll not trust those ppl who keep saying the hdb val will drop, as they been saying that from mid of last year until now, but until now I still unable to see any drop on the val. I only believe in what I see on Val report. Now the price still keep going up slowly and for a decent house it still asking for 15k~20k cov.
