Just wondering how much COV are you guys willing to come out ? 5, 10, 15, 18, 20 ,or 25k??

considering a simple move in condition flat.Probably minor or no renov.

10K max for me.

With the negative sentiment thats prevailing, its very likely that in a n year of so your home value will go down 40-50K. And it will take years to come back to the value at which you bought.

If you just plan to stay in that flat for ever, then you might not care much. But if you want to upgrade later, you will end up losing money.

Current property price levels are too risky for investment purpose.

I want to buy from you but cash/cpf not enough leh. I only can afford 3 rm below value 20k one, simple move in can already. Boonlay woodland Yishun also can at least don't ground floor lah.Commission can half price?

At current sentiment 0covs for me for simple units. It is not that I could not afford but the valuation is ridiculously high and does not justify cash.

The concept of as long as low COVs it's a good buy is wrong because if your cpf funds runs out paying loans, you still need to top up cash and do not think this is not possible with the slowing of economy. So we should look at the valuation as considreation even more due to the huge sums invlolved generally FEW HUNDRED THOUSAND.

I foresee with continued pressure by prudent buyers, we will see increased below valuation transaction .

Yup. Now become buyer time, eexpect the market continue cool down from now to Q4. All buyers just wait a moment, econimc not clear as oil price continue shut up to ~USD135/barrel

i'll like to share my experience.. i've been looking for a 3rm resale unit for the past few months and decided to stop looking due to the high cash portion... last month i started looking at straits times classified again on a saturday, and was indeed lucky to finally found a unit i like... its at telok blangah and asking for 8k cash, and its a renovated corner unit... albeit a low floor... the agent told me i was the only one to call, and we quickly close the sale on tat day... he told me the lucky ones would be the ones to call, as even though the advertise asking cash is 20k, they would be fortunate to close at around 10k... i wish all those looking for resale flats, good hunting..

I had stop looking for flat now, being looking around for 3 mths since Jan 2008. Reason being, COV is coming down and I exspect it to drop even further.... there had flat selling at Val or even below Val... will just wait for few mths as sky will be clearer then...

i think a hand full still live in the lala land... "ring........." time to wake up, for the seller, it is better to sell now if they can cos another few months ahead more private will be release (5yrs up) and it will be much much more competitive trying to sell later..
