I can only say that HDB valuations is going UP at a scary rate!

I did a valuation on my 4 rm unit at Bukit Batok on 1/7 and it's $295k. As i'm dissatisfied with the valuation amt, i did a 2nd one which i just received. In a month's time, my valuation became $320k!!! A $25k increase in 45 days time!

Well...i'm happy as i can probably fetch a higher amt for my flat with this new valuation but at the same time, i'm worried about the price of the new house that i'm hunting too.

If HDB's valuation is rising at this rate, when will prices go down leh? U go and think. Just my 2 cents worth.

Its for buyers to put their foot down and pay what they can afford.
Burden of a 30 year loan can be very very heavy. Some young people dont realize that now. But when you have to worry about repaying it while going through a bad patch...it really makes you lose sleep. Becomes a huge burden and strains your family relation.

I fell into that trap buying a condo when I was young, took a long time to get out of it. Now comfortably living in a HDB that I can easily afford. Sometimes peace of mind is worth much more than the look or size of house you live in.

I believe the valuer is not the same person!!
I believe it has more to do with different valuer rather than increase in valuation. I strongly believe that valuation is nothing logical, it's just few rule of thumb such as latest transaction around that area and such. Just read your valuation report and you will understand what I mean. There is absolutely NO itemised break up, just a lumpsum amount. No proper reasoning why and how the valuer derived that figure.
because of this nonsense valuation can differ as mush as 30K for similar house, just near by. Some time ridiculous to find a better house on higher floor is valued 20K lesser than a simple house at lower floor, in the same building. This is not my imagination... I have seen many cases to conclude this.

So dear, blame it on to your first valuer and thank to your current valuer.

Some people want property price to go up, some people want property price to go down but really, property price going up benefits only the few at expense of the majority. This article explains it all:

Cash strap families will stop having kids. Travelling from one end of Spore to the other end just to get to work. No time for family. No time to have kids. Put cash in hand and off it goes on holidays.

u are right in saying that the valuation is going up at a faster rate!try to do valuation 2 mths later,u might see $350!!!serious!!!NO JOKE!!!
by pushing up the valuation...even if there is a minor correction of 10%,it don hurt much of the HDB value!!! Cool

hmm...so does it mean that hdb prices will continue to rise further? cos if valuation is still going up, even realistic seller sell at valuation, it's still gonna cost more than buying it few mths back.

last month I see this unit at bt batok Value 305K and expired on August.
Today I call uo the agent the new vaule at 285K ...VALUATION coming down no joke going down.
I still wait and It sure coming down so more

Just have to be careful while buying.

If buying for own use make sure you have money to pay monthly mortgage if the interest goes up by couple of points. Current interest rates are at historic lows. Its just like the US situation. People look at current interest rate and think they can afford a big loan. Later when rates go up, they find themselves squeezed by monthly house payment. To make things worse their house price also goes down, so selling also no use.

Its a deadly spiral. Dont get into it if you arent financially very secure. Buy a house only if you have atleast 20% to pay upfront and monthly installment not more than 25% of your gross salary. That will ensure you have a peaceful life.

i receive cold calling from agents at my house (AMK).. cold calling shows that the business is really bad, market really quiet.

private pty has taken a plunge in price next hdb will follow suit. domino effect. sigh..

remember a few years ago when bishan was selling like 700k for a 5 room? even 2 months ago when pty was peak. the area in bishan not sure worth that price anot? imagine those whom has purchase it at the high price.... but of course if u got $$ then no problem, but many buyer i suspect are down to earth, middle income so not wise to think and believe those who said pty will go up and up... (if i tell u hdb superb location beside mrt valuation 500k now and if you buy 5 year later can fetch 900k u believe?? answer is clear, no one will believe, although it is good to imagine that it may happen)

anyway, govt was good and say that they will help singaporean when time are bad ahead, but if u read again it shows that the govt is preparing us that the ecomony will have a rough ride. u still thinking of throwing 500k ??? think again the food, electricity bills, inflation, for your family.

There is no denying that market is cool. There are not 10 groups joining a viewing and start an open auction... hardly one person turns up for a viewing.
Having said that I believe the total price of the house is still rising. COV may not be that high this days but value is too high already.

Another interesting aspect, not many listing from matured estates. I was looking for a 4 room around Pasir Ris area and I can only find very few now. It simply means that if market is not hot then seller will rather prefer to hold. so loose loose situation

Correct! Everybody is waiting for the economy situation...having said that, seller do not want to sell because if they sell, they have to buy as well and end up be a buyer also..so LPPL...for someone like me who already has a house...I dun wan to sell at this uncertain economic situation as well...i may sell high, but at this point of time..i gotta buy high as well...and I dont have the luxury to stay with parents.

So not much transaction doesnt mean the price will drop. The price will only drop if tmrw got recession or SARS or something like 911. Else, it wont drop even there is only a single transaction in a quarter...
