I bought into a 4rm HDB flat during the property peak in 1997, for $260K, thinking that there's only one way for property price to go, that is to go up up up. (My neighbour one level up bought for 280k).
However, I was shocked by the rate of the price falling one month after I signed the purchase agreement in end 1997, it fell to $230K. After 1 to 2 years, it fell to 200k, and 180K after 3 years.
I just checked HDB web site, similar unit is only sold for 250K recently. |

too many buyers have little economic sense.
They are herd followers. Never calculate opportunity cost of their investment. Too many are emotinally attached to their property.

Not all goes up will come down lah...imagine if you say this 20 yrs ago?? The price will never be at the same as it was 20 yrs ago. But property goes in cycle one...if you buy now and you can retain until the next 7 to 10 yrs...you won't make a loss....if there is a severe financial crisis, then have to wait longer. |

What I find fundamentally "wrong" with the resale market is the COV component. I read that COV is used as a bridge between the low house prices and the 'true valuation' of the house. It is also an incentive to persuade a seller to sell the house (maybe).
Worst still, COV seems to perpetuate the high prices of resale market. From what I understand, the resale index is based on the selling price of the flats (val + cov). And a house valuation is done based on the last 3 months selling prices in the same neighbourhood. Which means if I were to purchase a house now, it is the current valu (based on previous val+cov) + COV…
Alamak.. I think can never buy a house at this rate.. |
