Be strong, buddy. valuation is the tool for hdb to control something. Always remember you are the one who make the final decision. How much COV the owner asked for last time? if 35k, then this time ask the owner to sell @ valuation. If the answer is no, then forget it and move to the next one.
I am a buyer too. I want to have my own flat, but I don't want to spend too much for those overvalued flats, and live in it unhappily for the next 10 years. Currently we rent a 3rm flat, rental 1.5k+. Now we are quite happy for this arrangement. |

Are u sold yr HDB and rent a 3room flat now or u nvm buy any resale flat before? for me , i already sold my 3room flat and rent a room now as resales price keep to going up..out of budget so now still waiting c have any luck to buy a cheaper flat or not..haha ..but for long term .rent a room/house is not a smart way . Terrible lor.. within 3month increase 35k on val...lf like that .for those ppl no need to work lioa..just wait and c the val keep to going up ..ha |

Some lucky people made profits on their HDB by buying / selling over last 2 years. But this is a freak occurence. These people just got lucky.
If someone is buying today and dreaming of similar profits, then he is in for a shock. He is more likely to lose money by buying today and sell after 2 years.
You lose due to capital depreciation(value of flat going down) and lose the interest you paid over 2 years on the loan.
Those PR buying today for short term sure burn one.  |

Trust me, the "valuation" is just the last bidded price which include previous cov. It's not really mean the "permanent value" of the property, that's why valuation report only valid for 3 months.
I've seen how fast the valuation went up and thereafter came down in 1996, 1997... |

Now Im staying in master room long time paying rental $800.
if i buy a 3rm unit i think i can pay that $800 to my flat.
But once i heard about the price peak situation how can i plan to buy a resale flat?

Do you think the home loan interest rate stays same for ever?
Current interest rates are at historic lows.
Dont be surprised if your monthly mortgage payment doubles after 2 years. So dont make 30 year plans based on current interest rates. |

i wanted to buy a 5room buy when i heard the price was 600k i got a shock and think this price is ridiculous cause some condo i can get at that price also...
but having said so i also believe that the price of hdb has already peak - just like what the govt claims and the next direction it can go is down south. and it means those that can afford 600k will get condo or a least have more choice and those trying to sell at 600k for hdb will wait long long.
they will lower their asking which maybe below valuation and this will have a ripple of effect on the 4 room and 3 rooms.. so potential buyer wait awhile.

I have been waiting for more than a year with the rental payment of $800 to the landlord...
all of my money wasting as a rental...

Hur , so cham ah? i will starting this kind of life on next month with my hubby ler..i will give myself one year time to wait the resale price drop .if hdb won't drop , really wasting our time and $$ nowaday..new listing getting lesser than lesser. |

IMHO, better pay 9600 for a year, than 20+K for a house and be bogged by loan for the rest of your life?
Not sure about you guys, but I don't have 20+K lying in my bank... And I dont buy 4D or Toto! |

Hey friend
if the man buy a flat even he pay 9600 per annum that will his own property and
he can enjoy my life in his entire house
but in a master room very difficult to manage everything
bcoz i also was restricted my life in a common room |

If buy now its going to be more than 10K for COV. Still got to pay for Reno and Furniture? Unless intend to move into a house, without doing reno or buying furniture. IMHO, keep that COV money for furniture and for simple reno.
of course, I may be dreaming lah, dreaming for a house w/o COV. but, at today's prices.. if sell at valuation the seller already earned a profit. COV is only feeding their greed..
i hold on to the truth that what goes up must come down. Housing markets in UK, USA already crashed. Global economy not doing well. Singapore economy now not doing so well. High inflation due to housing prices. Private property already not doing so well. If think carefully, one must really be prudent in spending..
Anyway just my 2 cents worth.. |
