why propose only HDB for Spore citizen mandatory?
why not only Spore citizen can take public transport, i.e. MRT, cab, sbs bus?
why not only Spore citizen can go food court buy food?

Actually i am trying to buy my hdb by myself i/o ask agent. the problem is i do not know how to settle with hdb side.i think should a lot of document need to submit..i did know got a website DIY Hdb which mean help us to settle all the documentation with hdb and oso help us arrange the appt with hdb However, until now . i am still unable get the contact person who provide this kind of service. |

oh oh...soli....didnt know people get married instantly 6 mths ago.
in that case, if he could afford to only look and buy flat after getting married, why not not wait for another 6 mths to 1 yr. He wld get much cheaper than price now.  |

you can ask hdb how to DIY transcation if you really want to.
it can be done....with some effort, better than let those agent earn commission just by submitting docs |

for those singaporean , sold their unit with very high price happly , now struggle to buy back , so start to complain so that they will benefit themself

nope. its just one best way to encourage more FT to take up citizenship. Why not become One People, One Nation, One Singapore?
aiya, I think most likely don't want to take up citizenship only want to buy flat then sell next time and go back own country to retire. |

eyeing bedok now and started to view houses since late augast, found quite common that seller are asking over 30k even 40k cov, and seems those units are gone very quickly. don't know how long i can hang in there, sigh... |
Gone cos sold or gone cos they dropped the idea. As some one posted earlier, some sellers are just "testing" the markets.. see which "poor sucker" will come along..
I have been house-hunting since July this year. Haven't found one.. We are prepared to wait (even after wedding), till we find one that is not overpriced.
Remember, its your hard-earned cash.. COV is just to feed the greed of the seller... |

I think they need a better way to valuate house prices. Why +COV into the transacted price and use that as a valuation??? Can't someone independently place a value on a house? |

singaporean buy hdb also have 30k discount by government and singaporean can buy directly from hdb....
summore singaporean can borrow hdb loan...but pr cannot lah.......

BUYERS ARE NOT INTERESTED TO VIEW THE HOUSES ASKING HIGH COV
Sellers worried prices might drop very soon
Few buyers viewing if high cov demanded ( even prime location )
Sellers don't want to miss the opportunity and to profit because the valuation is so high already and most sellers are making handsome profits. Sellers more worried not to miss the boat that is why they sell once a genuine offer is made.
Sellers advertise 10k or 30k cash to make sure potential buyer doesn't ask below valuation. The cov demanded will act as a buffer and enable bargaining.
Seller always states "NEGOTIABLE", so that potential buyers will not be frightened by the cov stated. "NEGOTIABLE" also includes an offer at valuation or even below valuation.
I sold my flat at valuation even though it was at a prime location after realising that my valuation was too high. I did not have much buyers even though my agent did his best advertising very regularly.

Because that is the price where there is an actual willing buyer and willing seller. The independent valuer use the latest transacted price to value the house. |

It's because nobody want to lose...if you are a seller, you want to sell your house as expensive as possible....then if you are buyer, you want to buy as cheap as possible.
For those buyers who condemn seller and say sellers greedy are just a hypocrite big time! It's good if you can come out and screw the seller openly and i would like to see how your reaction 5 yrs down the road..when you trying to sell you house in the future...selfish and hypocrite!!! |

It means that you are currently looking for a house? I am not sure how true was your above statement. But if it's true, then you are damn fool...now say seller greedy because you have sold your flat at valuation and now can't buy back???
You know why some sellers sell with COV? That's exactly because they are in the same situation as you. If they sell cheap, then they gotta buy expensive out there...who wants to make a loss? I personally would rather not sell it at all. |
