you can advice buyer to buy as price going to go up , base on what you keep on say the price is going up
1) population increase ? that is not true , if the wages is low but the property in high FT will not attracted with the package
2) IR ? does all the job offer in IR will pay 5K and above , if not then how they will buy the overpriced hdb
if you talk about 30 years ago the hdb price is about 30K , then think about what is the inflation during that time , what is the wages during that time , what you can buy for 5 cents , does 1 cents got value during that time |

My cousin just sold his Fernvale flat at 5K below val.
Still made a tidy profit and has moved to a condo in SengKang.
Its a good time for HDB dwellers to cash in on profits from their flat and upgrade. Private property price quite reasonable. |

Deal was done last week. Not sure when it will show up on HDB website...
He was initially asking for 30K + but didnt sell for 2 months.
In end he sold because he needed to free cash for the condo.
He made enough profit to take care of most of condo downpayment  |

even a child also now property price always to go up , only adult is the one determine when is the correct time to buy,
we are here not to prove whether property price is going up in another 50 year , but for the case 1997 and 2000 when is the good time to buy

1997 - more ppl from indonesia and hong kong start to comes in with cash thats why the property goes up very high
2008 - is fully by speculation , no concreate reason for this

I am trying to buy an apartment but have still same issue that wait and see the market till Dec 2008. Looking for 4 room/5room. There is uncertainity.
Renting is also difficult ; especially very few approved apartment at one location. |

what you dont realize is that for around 6 years before 2007, the property market had been in the dumps. Property valuations hadn't increased or just dropped. If you had tried to sell your flat in those times, you would have known how tough it was.
The current increase in price is certainly steep, but if you average out the increase over last 8 years, you will realize that the increase is not that great.
For eg.
I bought a 4 room in 2001 for 180K.
Till 2006 end its price had only increased to about 220K.
*6 years, increase of 40K*
From 2007 to now the price increased by 90K and now its 310K
*2 years, increase of 90K*
But over 8 years, the increase is only 130K. Around 70% gain over 8 years. Around 9% per year(not compounded)
Of course there could be people who bought for 220K in 2006 and sold now for 310K. They would pocket a 40% profit in 2 years. Thats 20% per year.
So my point is that if you consider the property price tend over the last 8 years, current prices are not in a bubble. They are around where they should have been if there had been a normal increase in value over all the years. |

If a leasehold property needs to appreciate, then what is the price when its lease is expiring? This does not make sense at all.
Leasehold property should not be more than the original price after factoring in inflation.
Is election just around the corner? |
