see, already spotted, u owner of lousy Yishun flat. Yishun flat is damn old & ulu, and location is no. 1 count from behind Very Happy stay in yishun is damn inconvenient especially from taking MRT perspective as well as driving.
yishun is sucks!!!i currently posted to work there temporary!!!so damn far and ulu!!and u will realised that the residence of yishun damn rude!when they boarded the train...they wont wait one side for the door to open but just rush in...u compare when u drop at novena...u can see the different behaviour!!! Cool


I am currently staying in Kallang area but used to rent a flat in Yishun and Sengkang in the last 3 yrs.

My view is that yishun is indeed old and run down whereas sengkang is newer. But more amenities in yishun.

But both location are still relatively lousy compared to other residential locations in Singapore.


Hello all..come back to HDB resales price!!!! Do u think coming transaction price on Q3 will drop abit...For my opinion.it will up.


I guess will up 3% bcos this Q3 is for val done on Mar, April and May.i think we should wait until Q4 transaction price then we will have a clear pic

currently average valuvation for 4rm flat in senkang already 310K , next if Q3 hdb index go up by 3% then there wil be increase in valuvation i think it should be around 350K and 5rm shoud be around 420K

but the private property is all the going down last quater it increase by 0.4% this quater , i predict aournd - % , that case the private property going down and HDB going up so by end of the year hdb price will be same as priate propery

in this case all ,is is wothy to buy hdb flat?

of course not worth la, i previously wanted to buy a 5 room hdb but with the price of 650k i am open to the option of condo at 700k which comes with facility, pools, bbq pit, security guard and car park included in the monthly fees of 200plus.

but my agent told me that the price dropping and if wait awhile will be able to fetch 500 plus k. that is if the pty is not affected by any external global crisis.

sigh.

prcice will drop drop drop....but this will not happen over the night as it will slowly drop until the economy get a better picture. Now the transaction volume is low and everyone here know market is quiet is a good sign for buyer

I'd believe agent have their judgement too. They can't predict, so do us. And agent is just like another money earning job, they need to feed their family or themselves too. So why put all the blame on the agent ? Don't tell me salesman don't do hard selling too ? Give and take is the key i believe.

May i know where u get the info saying trasaction volume is low now? bcos still alot of seller ask 35k~ 50k even ulu ulu area.

I just bot a 3 room flat at racecourse road,very the original lei!and in the end we agree to settle for $23,000 above valuation!the valuation price is s$230,000 so total s$253k Rolling Eyes

Resales HDB keep to going up since 2007 until now..dunknow when will slow down...

I just sign the option of purchase...u are looking for a flat too?there is another unit selling..so far i think they willing to let go at 255k!$20k above valuation!!!there is another unit,nicely done up,valuation not done but selling at $300k!!!thats all i know..cos these 3 units i went to see liao! previously there arent many transaction activities going around there...actually there are ONLY 5 blocks there only!!!
Maybe potential for en-blog...few years later..who knows?anyway,i am buying for my own stay... Rolling Eyes

I saw a few units in the East earlier this year all asking for for 30-50k COV or have existing offers of that value according to agent. Now the same units are listed again with expired valuation and asking 18k and below. go figure
