WTF, anybody can be a valuer.... if valuer can up the value according to agent den i believe we need to call in the CPIB....

As a seller or agent trying to sell the unit, you would naturally ask for a higher Valuation, right?
Once you've exercised your OTP and are going ahead with your loan, you would try your best to get a re-value at a higher price as well so that your Cash outlay (against the previous valuation) would be less, correct?

The only reason why you would ask for a lower valuation is if you were trying to sell off your home at a cheaper price. You are a good man.

what am i saying is , agent and seller is asking higher valuvataion and COV , so in hdb transaction can it 2 be 2 part trasnaction without COV and total transacted price and for the valuvation only use the transaction without COV only as a guide

they earn millions, of coz they feel its cheap...many units in redhill already coz more den condos... seems they r not concern abt the peasants life...

I'm really sorry. I don't quite understand what you are trying to say.

Valuation is done by an independent body appointed by HDB when you request for it to be done. Valuations are NOT DONE by agents NOR sellers themselves.

Will you buy a worst 5 rooms HDB, smelly with VAL 375K + COV 15K?
But location is good at Tampines near MRT with 15 mins ... last week just view this unit, the agent told me market now is very good, no seller will sell without COV recently.. he have sold out 3 unit in last month and blar blar blar.. I don't believe coz the house have ad since Jul 08 till now still not sold out yet.. The HDB is very chat lat.. if consider to buy sure must renovation whole house.. any expect here please advise..

If whole a house full reno, i will not buy unless at valuation or below. It's worth waiting now anyway.

yeap agree with you , currently share market , econmoy all not stable , dont ask what is relatation between share market and hdb resale , of course there is relation , ppl lost money in share market and at same time economy bad , presure him to sell the unit

high cov wait long long to sell... the seller greedy mah... just like those greedy landlords..increase rental high high in the end units left vacant for months... only think short term..

Dream on if you can find COV less than 25K- 35K - 50K. Valuation drops there will be many tears and fears!
What happen if property valuation drops, panic and fear as this is also part of sg security for part of 50% of market value is also your cpf minimum sum set aside. If this value drops and the account holder have less cash to retire on as his minimum sum is affected. The anunity will also affect the monthly amount redrawn.

Think about it property valuation cannot and will not drop and so cov too!

Ppl do not earn so much money to set aside for old age. The 50% calculated is based on the cpf retirement nest eggs. The eggs cannot be broken base on market valuation tied to cpf account holder minimum sum set aside! If this drops then a repeat fear as there will be lesser for retirement!
