Thats right. If you commit to 50K more loan today, in the end you will end up paying back over 100K including interest.

Make sure you do your financial planning before you get caught into a bidding war over a flat and end up paying a sum that you regret all your life.

bro... I ever offer 15K COV for a SK EA and kena rejected... I can't state location,blk and time..but few days ago it is still on sale...
I am really confused by the seller's mentality.

seems like the 4rm flat now already 320K value next quater if value will go up to say 350K and plus cov it beocme 370K , i personally dont think can affort to buy 4rm flat , now 3rm also already hit 270K without COV if it increase again , it might be around 300K plus cov then it become 320K , find so scary to own one here as value to high and i dont think i can get loan as the my pay is 4K. i was thinking to buy a condo in JB , heard it will cost around 150K RM to 300K RM , then buy a car travel to Singapore , anyone know any better condo which is safe to buy ?

Bro, that sounds a bit drastic actually.. Hang in there and wait a bit. The prices should fall in the near future.. As many in this forum has pointed out.. it has reached a level that is not sustainable and beyond affordability of the general population.

i see the new ballot flats released recently by hdb, price of a new 4rm at kallang is $365k onwards. price of a new 5rm at queensway (ulu location by the way, not those near mrt) is almost $490k. price of central S1/S2, dunno what those mean. HDB LEY! SUBSIDISED LEY! govt claimed heavily subsidised ley! sai lor.. like that how to buy my own home? i just want a home for me and future only mah.. basic thing like a roof over head is looking more n more difficult to acheive now!

and wonder any of u saw the eligible criteria for new HDB flat application, esp the salary part. couple combine salary below $3000 then can apply for 3rm. couple combine salary over $3000 up to $8000 can nly apply 4rm to EC. if couple salary just over $3k, die liao lor.. destine cannot marry or cannot have home cos $3k how to pay for a 4rm flat at the current market rate? seriously, this nation is milking us as dumb cash cows!

can lar.. more single mums lor.. cos dating women get pregnant then cant afford to buy home, then break off relationship. we have a welcoming govt to FTs too, so can still meet target. anyway everybody can get married, just that cannot stay together lah..

i have a friend, married for 3 years but still living apart from wife cos havnt got their home yet.

aiya...mostly those singaporean who has already gotten house just try their luck to bid since it's granted that new HDB flat sure earn money... why not? since gurantee earn $, why not ?

r u sure or not . ...1.7K and still can affort hdb flat ( unless you buy 15 years back)

lets do some simple calcluation

1.7k deduct cpf 20% = 340 balance 1360

to save 10% downpayment you need to save atleast 7 years

so now , if you buy 3 rm flat for 300K with 10% downpayment you loan about 270,000 tensure for 30 years with interest of 2.6% if you r citizen ( base on your pay i dont think you r pr)

so your montly installment could be around 1050 per month , so the balance is 310.00

what you can do with 310 ?

utility bill , transport fee , your child school fee , provisioning for your home , entertainment , marketing , clinical fee , town council fee

Does anyone know why the bank and HDB dont want to include the COV as part of mortgage ? does this means illegal or overpriced

if overpriced then why the valuvation keep on going up?

pls advise me , im new to Singapore
