| I duno why almost property in world wide is getting weaker but HDB in Singapore still can go strong. Really hope there is some adjustment on current HDB price is it currently already over price. |

same here..I sold my flats, now staying with my parents..I want to sell high and buy low. |
Same same. We had to sell below cost and that was when valuation was considered high recently. The HDB offices are very very quiet - no business! We were told point blank by the HDB officer the selling price was a very good price. Should be last chance for sellers to sell now or else the valuation will keep dropping. All the rosy local property news lately doesn't tie in with what's happening around the world. The new valuations are lower than they were at mid-year. We're definitely holding out. |

Haha.. that's one way of looking at it. More like recover cost for building materials bought too expensive last time. Have to clear stock what. But hor, people still want to pay that kind of price at this time - they never read the news har?

HDB is subsidised housing - it's the only kind of property here that's supposed to be affordable for the masses. If the masses can't afford HDB, we'll all be homeless. HDB is an economic tool like almost everything else is in this country. It's finer workings and what constitutes the big picture is beyond my comprehension but if there's no tweaking and all is left entirely to market forces, we'll all be suffering worse than we are now. Just wait it out. If no money, wait lah. If not enough, buy smaller lah. A home is a major financial commitment. The authorities will always tell you to live within your means. If ppl want to go broke for the luxury of space and location that's their personal choice.
We could've been hit very badly with everything that's happened in the US but we weren't - it's something to think about. How long this buffer period will last, is any layman's guess. Just prepare. |

brother if ppl cant effort to buy house , where they will go , 20% go to cpf 50% goes to rental so 30% what to do , how to save money to buy a unit here as the HDB keep on go up , how to work harder to catch up?
everyone knows , a single person need a roof over a head , if that one also expensive and cant affort where to go , if in singapore only certain part is increase is ok , we can go the cheaper place , now we see from north to south , west to east all equally increase
some complain the house price increase is due to PR , but why PR to blame? here does not enough flat unit to buy but more demand for hdb is high , for example the tanjong pagar case 900 unit 1/2 million ppl apply, then who to blame, else dont allow PR to buy house here , provide them with cheaper rental unit |

That's a good idea...PR must pay 20% of valuation to the government...and that 20% then be use to provide more housing grant for singaporean...from 30K to 60K..how about that? hee hee
If not, i think we are going to be forced to leave Singapore and stay in JB or Batam while all the PRs stay in Singapore....haizzz |

PR go and rent a unit , then pay downpayment 20% for locals and on top of that locals get 30K grant
if this correct
PR cannot buy house ... and PR need to pay very high rent with cheaper salary so what next .... |

PR can buy house...but when they buy house, they need to pay 20% extra of the house valuation to the government...I think this is fair. Because if anything happen, PR can leave this country, they have more flexibility while Singaporean don't. |

If PR pay 20% extra and high valuation, i don't think majority of them will be able to buy, and if they cannot afford to buy, HDB rental is also high, they might leave Singapore and what's next? As we know, they contribute a big part of the countries growth....
If they will not be allowed to buy a house in Singapore and only rental is allowed for them... considering the rental cost as well as the prices of commodities.... including the latest news that PUB will increase to 21% by the last quarter of this year.... i think its a big discouragement for them to stay or come to Singapore......
I am not siding with them, but we need to make things balance for the benefit of the people whether you are Singaporean or FT's. Because all of us, need each other to everyone's sucess... |

Looks like it's already out. (I checked my area and found more transactions for 5 room flats.)
From the looks of it, the transacted prices are still pretty high. From what I believe, there is still some COV in the prices.
My strong feeling is that Valuations will still remain at this high point for the next couple of months, at least, only with lesser transactions taking place.
If and when prices start to drop, I believe units which are still being marketed will try to use their old valuation prices (plus some COV) as their target price. (This will affect a buyer who does a new valuation as the COV portion will be increased if valuation does drop.)
And when it becomes unattractive to sell, or with little market take-up and little interest, sellers may just pull the plug on selling totally and just wait for the next wave.
Let's see if anyone will post a wait long long post. |
