Just happened to speak to one agent in some other context and we end up in chatting at a coffee shop at around 1:00PM on Saturday. The fella was looking very free and sad, very unlikely for an property agent on Saturday afternoon. I asked what happened, you are not rushing to any place? What he told is striking!!
"I have three resale ad posted on Straits Times today and so far no one called me"
Finally, his prediction, HDB prices will definitely come down by 10% in another six months....
I have reasons to believe his innocent statements as there is no hidden agenda, where as those agents talking to you or me have their own hidden agenda. Simply they want you to buy immediately.

So would be buyer, you waited long time, if you can then wait a bit more time.

indeed. 9 out of 10 my property agents friends, ex colleague told me market is very quiet. only 1 so called customer who is an agent told me it's very good market out there, mind you she can come over to my shop today (saturday) 2pm and sat around till 4pm plus....... she wouldn't be here if market is good, sigh wanted to tell her right in her face.

quite true. my friend became a agent sometime in the second half of of 2007 but decided to go back to his old job only after a few months because he said the market is too quiet.

buyers, do your homework do not take everything agents say especially IRs and F1 affecting resale prices.

after what the govt stated in the papers that property has peaked..who dares to buy now....coz the only way now is for prices to come down...

now i don even bother to look at ads....just wait and oni buy when the skies are clearer..

i would only offer valuation price to seller if i'm very interested in his unit or max 5-8k COV if the unit is really in move-in condition.

Yes I have stopped looking for a unit right now.

Things are in a jam. Sellers are not willing to accpet that market is no longer rosy. They talk to their friends who sold off at the peak and are expecting similar price for their flats.

They missed the boat by not selling when the market was strong. Waited too long and now they cant sell at those lofty prices. So they can either stay put in their house and forget about selling, or let go at lower prices. the valuations themselves are too high right now and sellers should be more than happy if they sell at value. Being greedy for high COV will take them nowhere.

Luckily I persisted on not buying few months ago.
Not only COVs, even the valuations are very high that time.

I will just monitor the prices and go in only when prices comes down at least 10% from current valuations with no COVs.
Anyway I am just looking for a simple move in unit.

Foresee bad times coming , better keep cash for emergencies and be prudent.

Me too stopping looking for a flat a few months ago as I do not want to pay ridiculous price. No doubt the HDB property market is going to get a big hit in the coming months. The prices have peaked and bad news everyday. There also will be less PR coming as company is tightering after the credit crunch. The history of 1996-97 peak and crash is repeating itself !!!

Agree. Just look at the pace of COV coming down. There are so many sellers willing to see at valuation or below valuation.

i read last wk papers seller asking 5k cov and is negotiable. this wk, i not sure cos don't even bother to read anymore..the buyer hang on and seller is getting more realistic but i think there is more room to fall.. remember those days when it was transacted UNDER VALUATION..... it is returning, sooner than we thought..

Even at valuation the price is still high due to the crazy runup last year.
I will wait a few months more to see the valuation come down at least 10% before comitting.

very true. market is correcting it self. plus the current unfavourable world economy... look at the private property heading south Crying or Very sad but of the other side of view is buyer will be Very Happy

great sale is on at orchardd road. but the radio said the wkend crowd not as many.. many pple is being prudent with their spending, especially with inflation at all time high. lucky i sold my unit in jan thi s year. now staying with in-law and adopting the wait and see attitude before commiting a house.

May have to wait for a long time for prices to fall 10%. I expect prices to rise by 10% this year and around 8% next year.

Many agents are out of jobs because they are not good at marketing the units.

I'm confused with the word 'marketing', does it mean try to cheat the buyer? and hide as many problematic issues as not to let buyer know?
