I think the idea of co-broking is good. Its difficulty in implementation is due to the current structure of using commission to pay agent for services.
If agent refuses to co-broke, the other agent with client cannot close the property deal and the owner will not get to sell the property.
Propose a fee base structure. If owner pays a fee to an agent, say $4K and if another agent brings a client and the owner wants to close the deal, he pays the other agent eg. $2K. The deal is done. Owner pays $6K as commission in total. |
