That is why by paying COVs , agents got the chance to get the seller's commission from the cash buyers pay and that is why the high COVs quoted.
I will only pay max at value to avoid this.
Anyway valuation already included all good things about the unit.
But valuation is very high at the moment caused by enblockers last year.
he dont even treat the co broke agent nice. Simply to say he dont like co broking and the attitude he gave was nothing but SUCKSSS!!!!!

He is the worst agent i ever co broked, i bring buyer to close him house, later he try undercut my client and bad mouth me, ( my client was suprise, and told me to beware of this agent) i confronted him, he say he did not do it, but i trust my client would lied to me for nothing, WHAT WHETHER YOU DO, GOD IS WATCHING....

Company culture can determine down to every team member.
This is one of the tasks for government, to rise up CSI, customer satisfaction index.

For all home seekers,please be extra careful especially when you came across any UNIT handled by this bloody agent
I damn bloody pissed off by his handling style over an unit which i was interested in!
It all started when someone offered an attractive price over my property.Hence,i went all out to search for an unit,hopefully to conclude the deal.Thankfully,the buyer was understanding and offered an extension to sign OTP.
I came across this unit offered by an agent,also from ERA - .Apparently this unit was being co-broke by him .Upon viewing,i was told Im the first viewer.I was facsinated by the decor but was a bit put off by the asking price,600k.
He told me he will be away the next day,will only be back in a week time.Upon his return,i viewed it for a 2nd time and decided to make an offer of 570k.They made me waited desperately for a day and a half before rejecting me.As the reply was too late at night,i decided to match their asking price of 590k the next morning.
After much probe w this co-broke agent,only then i realize he might be behind the picture controlling everything.He was very reluctant to share commission w this co-broke agent apparently!Anyway,i just passed a cheque to laid down 1% BOOKING FEES.This time was told by him the owner pull off the deal!
WTF!!!!They not only waste my fu..ing time,but also killed off other opportunity to get an alternative!

Very the interesting story. we often hear buyers played out by the agents , once in a while we hear sellers played out by the agents .
Rare indeed is the case when agent play out agent . good show . dog eat dog . both deserved it . greed is good .

Yeah...talking about those agents!!! Most of them are very arrogant..super arrogant indeed.
Last time I made an offer through my agent to a unit at Punggol. I said to my agent that I only have 10K cash. She then communicate that to the seller agent. He was cursing and ask my agent about my identity...how old is he? What does he work as? Why 30K also got no money (he was asking for 30K COV)? And start bragging about himself..he said he has already drawn 7K salary when he was 27.
I was like...what??? got such people exist here??? I mean this 1diotic people...I am definitely offer accoridng to the condition of the flat and at that time, I think max is 10K COV for that...he doesnt really think that it's not buyer do not have money but must look at the house that he is selling...really $tupid to be honest. but luckily he said that or else i would have up my budget...and end up buy from him!!
Now i got better one...although i paid 20K COV but much more worth it from his one....anyway, his name is Edwardi Ang...if you are in this forum...please feel free to confront me...you definitely know who am I !! Smile

yes..they co-broke. I just don't understand why the seller wants to engage agent?? It is a very easy job to be honest...
I bought directly from seller agent and I did almost everything...he only help me to submit re-sale application..thats all...but i still have to pay 1% comm. but fair enough lah cos we have agreed before viewing... Smile I am ok to pay to those good agents but to those bad agents...S$1 also I don't want to pay!

Don't be surprise that those agents actually earns 10 - 30K per month..that's y to them...30K is not much...and that's y they can be arrogant!! lets not use agent anymore and bring them down to earth!!!

Years back, I COBROKE with 1 agent from ERA, I was thinking to switch from my present Company to follow him, as I was new & as he is well known - Jan Champion, Feb Champion bla bla bla. Thats the 1st time I cobroke with him. He told me the house has never been valuated, so he wont know the price yet. Since my client like the unit very much we put a deposit & I told him to wait for the valuation but he insist to write the $XX selling price. Convinced by him dat after valuation it can be discuss again. To my surprise when the valuation is out, $ is lower, in the end my client had to fork out hard cash. When the valuation is out whenever I call him to he will shout over the phone & bang without even listen to what I'm going to say. Without he's knowing I went to the sellers house dats when I knew, the house has been valuated for 3x. I'm lucky coz my client understand coz they heard all the conversation. During appt at HDB my client threw the Cash to his face. Hi Fren, dont be greedy, I believe GOD judgement. Months after dat, this Champion was jailed.. my client call him to congratulate.. But after release Join ERA again CHAMPION ! JAN/FEB/MAR/APRIL bla bla bla.... (I learnt my lesson :shock Cool

Years back, I COBROKE with 1 agent from ERA, I was thinking to switch from my present Company to follow him, as I was new & as he is well known - Jan Champion, Feb Champion bla bla bla. Thats the 1st time I cobroke with him. He told me the house has never been valuated, so he wont know the price yet. Since my client like the unit very much we put a deposit & I told him to wait for the valuation but he insist to write the $XX selling price. Convinced by him dat after valuation it can be discuss again. To my surprise when the valuation is out, $ is lower, in the end my client had to fork out hard cash. When the valuation is out whenever I call him to he will shout over the phone & bang without even listen to what I'm going to say. Without he's knowing I went to the sellers house dats when I knew, the house has been valuated for 3x. I'm lucky coz my client understand coz they heard all the conversation. During appt at HDB my client threw the Cash to his face. Hi Fren, dont be greedy, I believe GOD judgement. Months after dat, this Champion was jailed.. my client call him to congratulate.. But after release Join ERA again CHAMPION ! JAN/FEB/MAR/APRIL bla bla bla.... (I learnt my lesson :shock Cool
What did he being jailed for?

I mean this 1diotic people...I am definitely offer accoridng to the condition of the flat and at that time, I think max is 10K COV for that...he doesnt really think that it's not buyer do not have money but must look at the house that he is selling...really $tupid to be honest. but luckily he said that or else i would have up my budget...and end up buy from him!!
Now i got better one...although i paid 20K COV but much more worth it from his one....anyway, his name is Edwardi Ang...if you are in this forum...please feel free to confront me...you definitely know who am I !! Smile
Don't be surprise that those agents actually earns 10 - 30K per month..that's y to them...30K is not much...and that's y they can be arrogant!! lets not use agent anymore and bring them down to earth!!!
