I have a problem, can anyone pls help?

My housemate signed the 2 years contracts with owner, and paid 2 months deposit too. Contract signed since last year September. Due to leaving SG to work in other country, we have given owner 2 months (from beginning of June) notice in advance and my housemate is leaving in Aug.

In this case, are we able to get back our deposit? And are we able to get our deposit back on the day of returning the key to owner? Or do we need to wait until 2 weeks later after we return the key to owner? (owner mention this to us), or worst owner wants to forfeit our deposit. it is a huge amount of money. it is our earned money!

I’m kind of shock, why we need to wait until 2 weeks then we can get our deposit return? In our case is, my housemate is leaving SG for good, and the problem is how the owner going to return the money to us? As the bank account has been closed by then.

Again, the owner has started calling and texting us most of the time to mention to bring people to view the unit. We did mention to owner that it is only able to view from 1st Aug. The owner just ignores us. The contract stated very clear the owner can only bring people to view the unit 1 month before ending the contract. Is that no rules renting house in SG?


We need helps, anyone can advice what is the rules in renting a house in SG? Seem the rules stated in contract don’t stand strong but the words from owner are more powerful then the contract’s content. (contract has Diplomatic clause!) Even the agent is not doing their job, the agent just help the owner to forfeit our money.

What is the point paying the agent fee?! The owner can just do whatever their want?

You may try report to the nearest police neighbourhood station. State your case to them, though they might not be able to help, at least you can use the police report to taunt the owner.

One thing you need to know is most landlords are bad and cannot be trusted. They won't keep their promise and they are blood sucker. Kindness landlords are less (but I bet you will not lucky always to meet these angels). Remember don't return anything to landlord if you haven't get back your deposit. If he wants the key, then ask for deposit. Reject any excuses given by landlords from not to return your deposit.

From my opinion, I believe he will forfeit your deposit. There are many victims cannot get back their deposit. I hope you will not be the next victim. Be careful with the greedy landlord.

A tenant has no rights in Singapore. The contract you signed is worth nothing. Its only useful if OWNER wants to use it.

Police wont help you. There have been worst cases I know where they refused to take any action against landlord.

So only thing you can do is to co-operate with the landlord. Let him bring new tenants. Try to be in his good books. So that he takes pity on you and refunds you the deposit without too much fuss. If you try to report to police or anything, you can definitely say bye bye to your deposit.

In Singapore everything is perfect if you dont get into some trouble. But once you are in a problem, it is terribly difficult to get out. System is totally biased against the employee/tenant etc. Rules always support the rich and powerful. Thats just the way this country is. Get used to it.

There should be a diplomatic clause stated in the TA...if not then it will be difficult to claim.

However if there is and deposit are being forfeited, do take legal actions against owners as they are voiding the terms of tenancy...

Agreed. Check if there is a diplomatic clause in your tenancy agreement.

Did you go through an agent to get the property for u? If so, you may have to pay back a pro rated amount to the landlord for the commission he paid to the agent to secure your tenancy.

As for the refund of your deposit, its all subjected to the conditions stated in your tenancy agreement

Its obviously the owner wants someone to continue the tenancy. Its your choice to assist him or not in this case.

Yupe ..singapore is in a sorry state for low end workers due to out of control rentals.

Owners and agents are charging and quoting rents that are astronomical. Imaging paying $1.8k / month for a property valued at 180K. You would have paid more than 180k in 10 years.

In another words, if you are not an expatriate, you will be working for the landlords!!
