Hi Friends,

seems like the property industry is damn hot in Singapore now. Prices are soaring high to nearly 7.9%. According to the papers, it's the highest rise for the past eleven years ever.
Folks here who own properties; selling properties; helping others to sell; etc. hence, must be enjoying earning the big share of this cake right now.

There goes the saying; "the wealthy becomes wealthier."

However, has anyone give a spare thought for those who (especially tenants) out there seeking acommodations with restricted budgets in their pockets? Are they able to cope with such a big cut under their pockets just for the sake of having a roof over their heads?

"The poor becomes poorer"... Is that really the case... even in Singapore?

What's more... Some people make use of this hot market right now out to cheat tenants' hard earned savings 'openly / legally"...
"Invalid tenancy agreements; Owners running away with tenants' deposits & rental; Irresponsible & ill-mannered agents & owners; Blood-sucking commissions fees; etc"...

I mean... What's all these complaints doing here? What does this shows?
What kind of Singaporeans are we trying to tell the others / foreigners?
Really, those people who got conned for their money by these nasty folks who aren't shameful of their actions. My heart really goes out to them.
That's sad isn't it?


Hey guys, shall we just do something for those who are seeking rental in Singapore? In order to protect their own interests?


Give a thought to whatever you have in mind after reading the qns below.


(1) What are the conditions to take note upon signing the tenancy agreement?

(2) What are the common loopholes people tend to miss out when signing the agreement?

(3) What other kinds of documents should tenants request from the owners & agents upon signing the agreement?

(4) Are none approved units safe to rent?

(5) How do you know whether the flat you renting is an approved unit?

(6) What are the risks of renting an unapproved unit?

(7) What precautions to take if you are renting an unapproved unit?

(Cool How & where to find professional & reliable agents?

(9) What kind of rental & commissons rates tenants are going to expect?

(10) What other procedures should tenants take to ensure the vaildity of their tenancy agreement?

(11) Where & how to seek help when tribulations arise?

I am sure most sp'orens do still have a heart of empathy.
Come On guys, let's just do bit for the small society here, shall we?

Yes and i have heard of agents who demanded one month of commission for a lease of less than 12 mths....it is blood sucking

dont get wrong...read the commission agreement (provided if u have signed the commission agreement)
u r referring to landlord or tenant???
what i noticed from several agencies, commission agreement for landlord stated 1 month of rental. for tenant commission agreement it stated "MORE than 12 months-1 month rental. "LESS than 12 months -half month'

so..how long u renting the unit?? r u renting the unit 11 months?? u r renting 12 months!! how come u can call it 'blood sucking'?? if u r renting 11 months ONLY, and then the agent ask u 1 month rental, u can say 'blood suckin!!
u got what i mean??

I think I can answer some of the questions.

(3) Documents showing that the person renting out the flat are really owners of the flat. For example, bills of Service & conservancy charges.

(5) You can always call HDB to find out whether it is an approved unit. Your landlord should inform HDB that you are the tenant of the flat.

(6) HDB may take away the flat from the landlord. I don't think there is any risk on the tenant.

(7) You should never rent an unapproved unit.

(Cool I don't think agents are necessary. Whatever agents can do, landlords and tenants can also do.

(10) The tenancy agreement should be stamped at IRAS.
