market already peaked to the same peak as last time just before the asian financial crisis in 97. and we are seeing now a global financial crisis in 08. deja vu? 2 years after the financial crisis, hdb transacted prices fell by 30% from the peak. this global financial crisis might lead to a slower and worse depression. Since the crisis is linked to the property sector, i wonder how far hdb will drop this time in 2 years time. Let's see Smile

anyway, you rent for 2 yrs also need about 50K rite ? (2k x 24) Laughing

I think those who badly need a place to stay no choice have to buy now...no doubt the price will drop because this property thing goes in cycle...for those who bought now..the price will certainly back to the price they bought or even higher...ok, don't talk about those 1996 who bought at ridiculous price...same of that guy who bought 800K for the queenstown flat...it will take him 30 years to fetch the same price he paid for. But for those who bought at reasonable price at 300K or 400K...they will get back what they paid for...this is my opinion...you are free to comment...but of course those who are able to wait then can wait...but the drop will not be significant...

800k for queenstown flat is the super big jumbo EA unit which size is 150sqm. which means it about the size of 2 x 4 rm units (400K each).

Wake up your idea fool..... You don't compare ballot flats to resale flat. General knowledge leh. Are you an agent. If yes, you are a disgrace.

Err...Im not that guy but to put thing straight. the new HDB price influenced by the re-sale price. There are pro and con for this. For new one, you gotta do at least 50K renovation and you can't choose which unit you want, while for re-sale...you got a 30K grant and another 10K if you buy near your parents..so total 40K grant and you are free to choose the location, floor level, etc...although it may be at least a 3 years old flat...before you shout at me..yes, the minimum time to sell is 5 years after you buy from HDB but you can appeal to HDB if you really need to sell after 3 years, with valid reason...

But overall, new HDB still cheaper than the re-sale. the only good thing of re-sale if you got the freedom to choose...

Freedom to choose?? As if the whole block got so many units to let you choose so can happily choose from #1 to #top like that....?? If the block I want to buy is next block to my parents' but low floor which I don't like how? Go knock at the high floor units ask them "alo aunti.. u want to sell your flat or not? My parents' staying next to this block oni.." Laughing

Renovation need 50K?? If you are cash rich like to have your house stylishly renovated ofcoz can go ahead but don't dare to spend so much also can go for simple renovations mah... for simle reno with half of 50K you can include some furniture some more!

And if have to spend this amount of cash say 30K-50K, most would want to spend on renovating own house to their own taste (new flat) rather than paying for other people's taste (resale) rite?

It seems like you are very stress at the moment. Please cool yourself down and come back after your head is cool. it seems like you have never done any renovation before...please go and check out the price also before you come back and we can then start to have a banter here again... Laughing Laughing

Pls don't post rubbish here, we are talking about facts. Go ahead and find out more about what I've said about reno is true or not than comment... I think yourself is more like never had any new flats or done renovation before, may be dont even have your own flat...

LOL...if you bought a new flat..will you spend 10K for renovation? Well, I will certainly not.. Maybe I can understand that you don't have the cash..that is why you come here and dying for the price to come down...I am sure you are the one who does not own a flat...
If you did, you must be one of those greedy sellers who sell at peak and thought of buying back now...and the more irony thing is..staying with parents!! hahaha So old liao still want to be a burden to parents!! haizz

Laughing Laughing Laughing Naive! Non of your assumption about my situation here is correct! 10K? did i mentioned 10K at all? can't even read properly....haiz....so you mean if you BUY (not "if you bought" -> broken english) a new flat, you will not even spend 10K to renovate it? Then how much? 5K? Do kitchen cabinets or floorings only? Like that can move in liao meh? LOL..... and you mean all those hoping for the flat prices to come down are those who do not have cash? Our other brothers and sisters in this forum, just look at how stuuuupid this comment is from our friend above here. Hi friend, don't tell me you are a Singaporean hor? Such a disgrace if you are... haiz.... People hoping for the price to come down then buy is bcoz prices are ridiculous high now la...not becoz of no cash....

Take for example, you need to buy disposable diapers for yourself, the prices shoot up to ridiculous high say about 3 times of what you usually pay for, do you want to pay for them even if you have the cash? or consider using cotton diapers instead as they are washable and reusable so can save...

Sorry, I cannot understand your feelings....on having no other alternatives to turn to except to stay with parents, cos so far I have not experienced this yet, don't have the chance to experience lei....Since 22 years old already owned a new flat, sold it, earned 220K CASH (until now this sum of $$ stil around, don't have the chance to spend lei, cos I earn enuf to support my everyday expenses...) then after that bought a resale flat, then now gg to buy new flat again....hee.... But I can understand you if you are just entertaining yourself by critising others....if you are happy by doing that, by all means go ahead, ala you are happy, afterall you so poor thing already, don't want to hurt you anymore, sorry if I unintentionally did it ah?

Pls take care anyway...

Cheers!!

Aiya..whats the point shouting at each other here when you don't even know the other party? It is true that those netizens who are abusive on the net is actually a coward in their real life or has been abused in their real life before...they do not dare to express their anger in real life...the only way to express their anger is via the net, hiding behind the computer...sad individual though..

If you did, you must be one of those greedy sellers who sell at peak and thought of buying back now...and the more irony thing is..staying with parents!! hahaha So old liao still want to be a burden to parents!! haizz

I think you should put more concern on yourself and your parents instead. We PR are able to buy eventhough we do not have grant and can only take bank loan. It must have been very tough for you to have to accept the fact that FTs are doing better than you. And please don't blame the FTs or your government. Blame yourself for not being able to compete with us. When he have enough here, we will go back and sell our property and live like a king in our home country...and btw, my parents are very happy to receive S$1000 allowance every month. LOL
