unfortunately the system is such. Many home owners do not want to be bothered to deal with endless enquiries and leave it to the agents to sieve them out and they dont mind paying the agent's fee for doing it.
For HDB, it appears the buyer has to also to pay the agent's fee but not for pte apartment, well I have never paid the agent's fee when I bought my apartments at least |

Hi,
My answer to your question is a yes.
Let me explain. Paying an agent to help you in the process of buying or selling a flat is deem neccessary due to the complexity of the whole process from the planning, marketing, liasing, negotiating, handling of documents, right till the completion of the flat, which will take an aprox 3 months to see through, not forgetting following up with issues that might crop up after that. (Once I had a non-paying buyer who insist that he know and can do the paper work on his own, but on the 1st appointment day at HDB, his documents and such is not ready and sufficient and hence we had no choice but to postpone the appointment thus caused a 1 month delay..its a long story. Anyway, for the gd of the seller, buyer and I, I'm not going to allow that to happen again). Not that agents dont make mistakes, we do but its our job is to make sure that there are minimal hiccups along the way and we want to be resposible for it. To do that, someone must have intimate professional knowledge of the workings.
Look at it this way, you cant probably expect an IT professional to take over the job of a chef in a restaurant over night and vice versa. The IT professional might be good at whipping something nice, but he will never be as gd as the chef overnight.
What i'm trying to say is that, you might know and have an idea of how to go about the process of buying a flat. But you'll never be as gd as a trained professional. Lets faced it, if anybody can do anybodys' job, then there will not be any profession in this world since we are all that capable of doing everything.
If you think that you cant pay the agents fee, then i suggest dont waste both parties' precious time. Move on and find someone who is willing to accept your terms.

the thing is i checked with hdb, they say it is not by law, unless seller signed a contract with the agent, if not not compulsory, this is the second time i am buying a house, and am familiar with the protocols, it is not rocket science.
agents will have experience but hardly justified to charge so much. anyways for the rest, they the agents will tell you lots of stuff like lawyers to mislead you but the bottom line is that WE need to earn a living too!! so why pay them when you can do it yourself.
hdb has even a half day class to teach u.
the the bottomline.
do your homework, its not that much. |

| The whole thing is very simple. The agent has told you that the flat is for sale with 1% buyer commission. If you can't agree to that, just don't buy it. If you can agree to that, than buy it. The choice is yours. |

Yes. It appear to me that when the seller entrusted the agent to sell the flat for him, the agent has explained to the seller that his agency will be collecting also 1% comm from the buyer as part of his agency total commission. So, if the buyer is keen to buy, he will have to agree to the pact agreed by the sellers and the agent. If he can't, just don't buy it. One alternative is for the buyer to add on the 1% comm to the transacted price so that the agent can recoup the 1% comm from the seller.  |

Hai frndz, I am Sara from Dennis Wee Group. As for me if I am serving the seller, if the buyer is gona give me an offer much better than the last offer I got, I will close the deal with him even if he is not willing to pay the 1%. A similar situation came up recently. Seller was only asking 20k above valuation. Then came another offer which was 25k and she was unwilling to pay the commission. I went ahead and closed the deal for my seller. What I feel is that the seller engaged me hoping that I will fetch her the best price. Guest that is what all sellers want, right. For me I am ok abt it.
As for mr Taufiq, say I put you in this situation which I explained. say you gave the 20k above valuation offer, but not willing to pay the 1% commission. And another person giving the same offer but willing to pay the 1%. Definetly myself and all my agent frndz will close the deal with the person willing to pay the commission.
If you still dont wanna pay anything, you can buy a house which the seller himself is maketing. If you need any clarifications, dont hesitate to contact me. |

Not every agent is lucky like Sara, get exclusive and higher offer from buyer (Im sure she already ask for extra commission from seller cos buyer offer higher price). Cmon Sara dont spoil d market. Negative sale seller agent (not as lucky as you), seller has no extra cash so commission 1% is the only salary to serve seller/buyer transaction for 3-5mths. Sara, look like you are trying to control buyers for yourself, be more considerate and learn to share in life.

Today, it is the seller's market, if u dont want to pay commission to the agents, one way is dont buy that properties, u can look for owner marketing himself, but, u will never want to buy directly from the owner because the owner will be asking sky height price! So, what to do, unless u willing to pay 30k COV in woodlands/sengkang area, no agents want to close with u without charging comm. So, what to do? look for friends or relative who r selling! But I doubt they will sell cheap to u! So, what to do? Wait for another few years until market collapse, then u got chance!  |

I got Sengkang 129, val. 285k, asking for COV 20k, if u pay me 30k COV, then I dont charge u for any commission.  |

There r few ways Buyer do not need to pay commission:
1. Distributing flyer to the owner,
2. Advertising on the newspaper
3. Go door-to-door knocking
End of the day, u may be lucky to find an owner willing to sell u his flat without charging any commission.
End of the day, if u still cannot find any house, then u will realise how difficult to get a listing, then u will appreciate the efforts of agent! then u begin to realise the 1% is well spend! Cmon, Agent's commission is hard-earned money! We worked 24x7, 7 days a week just to earn meager few thousands dollar per month!
so, buyer, pls understand the hard work behind every listing we get!
