Let me tell u, lousy agent will not survive long! In my class of 40 students that join property 5 years ago, so far only 2 people survive! Some of the new agents that join my company for the past 6 months, they only earn less than $3k until now, worse than cleaner!
So, buyer, pls understand to be agents is very tough, sometimes, they r worse than dog, busy for the whole day, run like mad dog, push around by people, but earn less than $1K per month.
So, dont complain about 1% commission! Very Happy

I hold CEHA certificate, IT specialist and degree holder, I dont deal with non-educated people, pls go back to your Secondary school and get yr teacher to teach you what is basic courtesy! Why market go so many complaints are becuase people like u talk non-sense, non-educated people dont know how to behave, I believe u working as debt collector! Mad

Agents earn "less" is becuase there is too many agents, NOT because of the commission. 1% commission is too much, once internet property website is popular, property will end up like stocks commission!

Every buyer knew that if he brought the flat through an agent, he had to pay 1% commission, this is a standard rule. It is the same as if u eat in the restaurant, u have to pay 10% service charge even though sometimes u dont get any service at all and worse still u get lousy service. So, if u dont want to pay agent fee, yes, u can by going directly to house owner! It is the same as if u dont want to pay 10% service charge, dont go to restaurant, go hawker centre!
Yet, u want to deal with agent but u dont want to pay him, this show how inconsiderate u r! Agent also need to get paid!

I am once a seller, I witness how a committed agents work (excluded the unethical). Is not my concern what background (agents) he/she has, If the job done ethically, he/she must be rewarded.

ask her to leave the agency and open her own "CHARITY AGENCY"
where on earth agency did not charge commission?? tell me

What charity are you pple talking abt.............read carefully what i have written there. Of course I got my 2% comm from the seller.

If the walk in buyer offers more than the expected price, why not close the deal even if he is not willing to pay the 1% comm. For me it is the sellers interest at heart first. Any thing wrong.

I don't think ur agency (Dxxxxxx Wxx)will accept ur explaination rite? correct me if i'm wrong.I guess once u submit your sales transaction, u have to mention with who n from which agency u were co-broking rite?
Or may be in reality u add up 1% buyer comm into the asking price n u will collect it from seller?? Cool

Property agents are low class job where 'O' level is more than qualified to do the job. Like stock commission, agents should be only getting 0.25% from buyer & seller ie net 0.5%.

Based on only a $150K low-end flat, 0.5% is already $750! Do you know for a cleaner, how many hours they have to stand & dirty their hands from all the leftover foods & salivas to earn your $750?!

It's because property agents fee is rediculously high, that's why even university grads are doing this low class job. This is a complete waste of their education & to our nation. You know what is 'BIG TALENT LITTLE USE"?

MY ADVICE TO MINISTERS: REDUCE PROPERTY AGENTS" COMMISSION IF YOU WANT TO USE OUR UNIVERSITY GRADS TALENTS!

In what way have these property agents produce for our nation? Nothing! They are just simple salesmen selling simple product! WHAT IS THE POINT OF FEEDING & HAVING SO MANY AGENTS?

Not long ago when HDB wanted to engage property company to sell their unsold units through public tender, guess what happen? Most of the properties company charge 0% to HDB in their tender document, ERA even wanted to pay 0.125% to HDB for every unit sold! So, do u think property company will care if Sara dont charge his buyer?

If Clementi owners willing to sell their flat at valuation, I will not charge the owner any cents but I will charge Buyer 3% commission! If buyer willing to pay me $50k COV for my sengkang flats, I will not charge the buyer any single cents but I will get 3% comm. from the seller! Got it! Agent r very smart people! Smile Smile

Of course something is wrong. you do not have your agency interest at heart. By not collecting commission from buyer you are depriving your agency of the earning from a cut of your commission. If your agency were to know, I am sure you will be reprimanded.

You could tell the buyer to include the commission as part of the COV of $25k which is well above the seller asking and offer accordingly minus your fee. You could also suggest to the seller that the $25k includes your commission and to pay you 3% instead.

You are comparing apple to orange.

If an agency were to charge 0% to HDB to win the tender and earn commission from buyers, that is fine because that is business dealing.

But if an agent were to charge 0% when there is a commission to collect, he is depriving the agency of earning.

He should be called to the boardroom and given "you are fired" as Donald Trump would have said. Does this makes sense to you?
