I am sharing from the point of a owner, I put up a common room for rent at the yahoo classified, and who know an agent from DTZ contacted me saying that she on hand has a few potential tenant looking for room. The 1st tenant that came to view, the agent did not come with her, instead she asked a relief agent to bring the tenant. after viewing, the agent called to say that the rental is over the budget. 3 days later, she called up and immediately appear at my door, without even call me in advance to inform me of another tenant viewing house. as I was at home, I see no harm in letting them view. Who know, the agent not only came with the relief agent, the tenant and also the tenant brother. Less than 5 mins, the tenant said she like the place, and immediately want to rent the place, as if no place to stay. No only that the agent collected my commission. one week later, the tenant moved in, but sequently I found that she started to bring guy into the house (which is not allowed, stated clearly in the agreement) , and not only that she even washed the guy clothing in my house. It was so terrible that I called up the agent, she came to my house and agreed to get a new replacement of another tenant, but now already more than 1 month, I still didnt hear any news from her.[list][/list][img][/img]

is it possible to make a complain to dtz againts the agent? and do you mind sharing who is this agent. i dun think all dtz agent all like this

the agent is from DTZ Ms Chan XXXXXX, and the tenant is from Mamayer, a student from a private school. Ater the whole incident, I suspect the tenant is here in Singapore for moonlighting more than a student. I have confiscated the guy clothing that she has washed in my house, and she even asked it back when I refund her the deposit. I told the tenant and the agent. The guy clothing doesn't belong to the owner nor the tenant, why should I return back. I will hand the guy clothing to the police if the tenant came to my house again.

frankly speaking, if every tenants and owners would ve this problems and need the agent to settle things like this, they would not be cal agents, might as well be called secret agents! agents only intro to owners wat kind of requirements owners want from their tenants. so let's put it, if u were to buy a pet dog and the dog after 3 months keep on urinating and shiting all over the house, so whose responsibility is tat? the dog's owner o the pet shop? agent's are also human being, but owners have to understand also, that they ve a part to play. and if the tenant break the rules, confiscate the deposit, what's so difficult?

agent have their part to play inorder to earn the commission, they have to find out the every detail of the tenant, and not just bring any cat and dog to urinate at the owner house. Agent have the responsbility to find a perfect match for the owner and not talk their way. As a owner I simply put up a classfied ads and dozen of tenant keep calling for room. So why use a agent in the 1st place. To ensure peace of mind.

just wondering are owner cum agents allowed to collect commission? A friend just rented a place and found that the "agent" is also the owner's wife. So why should he pay commission when the agent is more acting for the owner than for the tenant?

On my opinion,do not trust agent now adays!after they manage to close their deals,thats it its all yours!they will just go out happily enjoy with their commission!they will never bother wats going on or wat happen after 2 or 3weeks if u having a problem with your tenants!this agents they just wanna a $$$ they are blood suckers!they can makup the price even market price not that much!so they just wanna extra $$$ and thats it byebye all by your own now! Mad

better deal with d owner directly is more worth it!u don have to pay this agents dog commision at all!i don trust spore agents now adays! i rather deal with the owner no matter how hard i will soon find it! SAY NO TO AGENTS!!!!!..... Mad

had rented a many rooms for the past four years and all are direct owner

but sad to say that most owner did not abide the standard agreement.

and hv alot of complain abt the way we do our routine or they feel rather then the following agreement.... dear owner we are tenant paying rent not your kids...

i will never rent the room without owner, although the is no complain from the main tenant, but the house turn to upsidedown...oh.. man how to live with this dirty condition,,, main tenant is prof. lady..with bad personal discipline with 200 shoes and what not all around the house.. oh man!!!!!

this time around i try going to agent....told the agent what i want especially the owner to abide the agreement and not about personal rule..

the agent did mention as stated in the agreement.... if any dispute seek legal advice.....he said the is not lawyer but just an estate agent....i think he going a point...

so it ok to a point an agent

You havent not met an owner who promise you everything and in the end, things are not meant to be that way. Private agreement signed by you and owner, do you think it will be valid in court? Think again. Perhaps you and had appoached those free lance agents.

I myself was a tenant. I was kick out by a owner after having my deposit and 1st month rental given to him. He told me to lodge a police report or sue him. In the end, police advised me to leave the place as owner as all rights. And moreover, i have not appointed an real estate agents and agreement signed was just a private agreement. Doesnt mean anything at all.

Nowadays most agents in spore are VAMPIRES.After sucking your bloody hard earn money,they will ignore your problems even with agreement stated in it.Say no to.................

I agree 2........... SAY No to Agents

before the get the commission they will said : Anything Just give me a call if you facing any problem with your tenants..But after received your commission thats it! you have to settle your own problem..Not responsible at all...Easy to say "confiscate the deposit, what's so difficult?" For you as Agent is easy bcs they're not inside your house! But for us as a landlord is very difficult and what for we paying u the commission ..

And tenants we understand u r not our kids eventhough u r paying the rental dont think u can do anything you like, kindly respect the house rules ..if u dont want any complaints from landlord go n purchase your own apartment or flat..then u will know ...

Hey, I have had really bad experience with 2 DTZ agents, really agents from HELL!!!!! They are , Diana Tan, and Alan Lee. Here's my story:

Dian Tan -Irresponsible , Inefficient, Superstitous and Rude
She got me to signed exclusive with her so that she will be the only agent representing me to rent out my place. I had newly renovated my place and it is very cosy and with balinese funishing. In the end my 2 transaction went bust, I paid her commission for the First transaction but refused to pay her for the 2nd , was because as my agent whose representing me it was her duty that to screen those Tenants properly before making them to sign on the contract. The reasons she had given me was really ridiculous and unacceptable. She told me that it could be some unseenable spririts preventing my house to be rented out!! She later went the chinese temple and got the medium to 'bLessed' my house. Condition got even worst after that,no one came to view my place for the whole week. I told her since she had made me signed exclusive letter with her she should hold reponsible for what had happened. But she told me she longer interested to market my flat instead and held my keys as ransome(so to get back her 2nd commission from me).

Alan Lee- co broker with Diana on the 2nd transaction is
like a Hooligan(Ah Beng), Gangstric and Rude.
He called and harrassed me a few times, threatening me that he will take legal action against me and will take me to court and make sure I will pay him for all the damages??? Really ridiculous, he told me he paid the 2k deposit on the behalf of his french client and I should return him the $2k. In spore law or anywhere else in the world.Whatever deposits given, if tenant back out, Landloard is allow to forfeit all the deposit and can further pusue to sue the Tenant for compensation if contract is signed. His tenant signed 2yrs contract with me but backed out last minute. Few weeks later, Alan Lee went to lodged a complaint to HDB, Ministry of health, Clementi Police Station, Special UNIT and made false allegations accusing me that I was harbouring some illegal immigrants at my flat. Luckily all these departments were able to tell immediately they came to my door step. He just want to make my life really hell and inconvenient but I am not afraid as my conscious are clear. He will be in deep shit if he continues to sabotage me by going thru to all these departments again. The police are aware that I have encountered bad experience with DTZ,so if he better stop his nonsense before its too late. I believe in Karma, so I am waiting for the day to come...and see how he's going to suffer!!

No please - please tenants be smart - do not trust any agents. They are all bunch of vultures waiting around for an easy prey to take their commission and never working hard for their meals. They show no responsibility for their tenants.

Yeah, they take advantage of other agents' bad reputation and complaints to look like the 'nice guys' and use their sweets words to console you and coax you into working with them. But the truth is..........THEY ARE ALL THE SAME!!!!!
