This is the very bad experience I had with property agent. After this incident, I don't trust agent any more. Still I hope to share my experience to alert people who engage agents to buy or sell house.

I engaged this agent Elizatheth Chai Lien Wah to sell my house. Initially she behaved very friendly, very helpful to win my trust. I asked her to go down to the flat at the end of October to collect the key and final week's rent from a tenant who moved out since I wasn't able to be there because of work commitment.

When I contacted her for the key and the rent, she gave excuses and avoided to see me. By the end of November, I called her again and again but couldn't reach her. By then I had become very suspicious of her and went down to the flat only to find out that she had taken away the washing machine, fridge and other miscellaneous items from my house. She had told me there was a leaking problem in the washing machine and therefore she would discard it but the truth is there's not any problem with it. I've confirmed this with the tenant.

She also took the final week's rent collected from the tenant, saying she would use the money to clean up the house. But she didn't do it. And there's been lots of lies involved. She deliberately didn't pass me the house key, lying that her boss accidentally took the key to Malaysia and later she told me the key was lost. However, her boss has confirmed that he never took the key.

I've reported this to her agency, but her agency just deliberately ignored, simply told me that she went missing.

So be careful if you engaged an agent called Elizabeth Chai Lien Wah who is baba and can't speak chinese and dialect.

To all agents, Owner, Tenders, buyer

Why there is a lot of complaint against agent, reasons is very simple: almost 99% are no professional agent! Government is trying to get rid of this problem by requesting all agents to pass CEHA exam bf 2009, so by that time, most of the problem encounter today will be alleviated. To avoid potential problem, you should look for agent with:-

1. CEHA, or
2. Reputable company, e.g ERA, DTZ, Propnex, or
3. Strong reference from someone you know
4. Professional attitude, how he present himself, whether he is polite, dressed properly...etc

Doesn't mean agents from DTZ,ERA or PROPNEX are very professional!
Pls rephrase your sentence.Does it mean that agents from other companies are lousy.Does it mean that agents must join big companies to show their professionalism?ptswee?wake up yr idea!!!

Agent from small company


Normally, agent that come from big and reputable company is well trained and professinonal. The reason is big company got the resource to conduct continued education for their agent, prompting them to upgrade themselves to provide better services to their clients. Moreover, it is not easy to get into company like ERA, DTZ, knight Frank. They are very selective, only agent that have strong sales background and recommendation. I'm not saying agent that come from small company is not good, but big company normally carry prestige, reputation and good services. It is like you buying a share, you can buy small company share, but the risk is higher and the return normally is not so good! Big company, like DBS, their share is very expensive, but their risk is very low, return normally is very good.

Are you sure about this?? As long as you are qualified in your min education level, these big companies will don't care. They didnt ask for your testimonial or study certs...but instead welcome you with open arms!

Big companies also has its fair share of complaints on their agents..fyi..

Dont kill t small firm agent wit yr word.

Though i come from a bigger agency but well known agency also got bad attitude agent cause some of them just claim that they r experience agent.

Do u agree yr word here already show u got MINOR attitude problem?

A lot of agents, owner and tenant do not realise the importance of associate with reputable and big company. A very good example would be the collapse of CHR realty pte ltd a year ago. when CHR realty open their toa Payoh branch, they promised me to give me $10,000 bonus, a car if I joined them, I reply them "rubbish", "How can Agency give money to Agent, it means to fail", it is a definitely a fraud. Some agents are lured by their greed and join them, they end up losing $10,000 each when CHR collapse 3 months later.

If you look at most of the small companies, they folded up just few months. So this risk of dealing with small company is very very high, to me I will never want to associate with them unless there is no choice.

From those around me and I shared the same thinking as what you said (highlighted sentence) but to end up meeting rude or irresponsible agents who think high of themselves just because they're from big companies. There are good and bad agents in all companies, any people who have experiences meeting agents from big and small companies before would agree with me.

Hi All,

I do not agree that big company agent like Propnex,They are very selective.

I am very piss off with Propnex Agent because every two day they just pop up at my home at 10.30pm just to ask if i'm interest to sell or rent my common room and keep puting flyer in my door.

I think the Propnex company should do something about it.

What you heard is only one-sided story, the buyer keep complaining that he cannot buy the house because of what.. what .. what! As you know that buyer for private properties dont need to pay commission, so he does not have the right to tell the agent to do this and that. As the agents is getting the commission from the owner, so agent have to follow the instruction from the sellers. In booming market, seller often reject the offer which is the market price and prepare to wait, so agent sometimes have no choice but act as bad guy! No choice because we get money from seller! so Sad! Crying or Very sad Embarassed

Good school will often train good students, Bad school will often get bad students. Why, because environments changed them. There is no denying that ppl from gd scholl wun be rude, but what is their possibility? 0.1% ? 0.5%? 1%

If u does not believe this assumption, next time, pls look for lousy school for yr children, look for China Air-line for your flight, look for China-made car for your journey, look for house that is market by lousy company, ....etc Cool Cool

Sam Gian, a famous lecturer and veteran writer, in his book "Million Dollar Closing" has depicted a typical scenario of a housing agent:-

One day, a real estate agent was summoned to his manager's office where he was told that a property seller had filed a complaint against him for trying to 'press down' the asking price. So, u can see that to be an agent is not easy, u get complained when u sided either party, but u also cannot be an angel to make them happy, so, what should agent do? I see a lot of my colleague changed when they r in property for a few years, they become more ruthless, undercut each other, become a bad guy, do illegal transaction ..... etc So Sad!!! So Sad!!! Feel like quiting, but, I cannot find a job that allow me to work for 3 days a week and earn 10k a month! Embarassed Embarassed

Not all certified agents are ethical or professional. Recently there is a an agent from a very Big Firm who is CEHA Certified also fell into the law's hand... So Ceha or not Ceha, at the end of the day its still the individual.. "once a bad apple, always a bad apple unless you remove the core" Razz

I do agree with u that CEHA Certified agent also have bad one, but we r talking about chances or probability just as we r talking about the chances of bad student from good school like Hwa Chong/ Raffles. Chances of CEHA agent commit a crime or acting badly is very rare, most of them already established, wealthy n well educated, so it is safer to look for them! Get my point! Cool
