landlord renovation works ?

Can tenants re-contract tenancy agreement with landlord in the event renovation work would be carried out in the premises ?

1) Landlord to provide a quiet and reasonable enviroment?
2) Not to frustrate the tenants use of property
3) the renovation work is not to repair but to enhance the property.

can i cease the agreement during the renovation periods and re-contract once the renovation ends?

It depends on the landlord decision to re construct the tenancy agreement. Surely if you have been a good tenant then he/she may consider it for you.
