Default My house owner refuse to return my deposit

Hi,
I had signed a rental contract for a flat in jurong west st 91 blk 948 and i stayed in that flat for one year as stated in contract and continued for another 6months without contract (only with verbal aggrement between me and owner). last month (2nd oct) i vacated the flat but my owner haven't return my deposit yet and he told my agent that he doesn't want to return the deposit. when i tried to call him he is not answering my call and not replying for my messages.

can anyone suggest me how i can handle this problem? some of my friends suggested me to go to small claim court but i am not sure how much it could cost? please advice me onthis

just a quick answer to your questions.

the contract was renew based on you and your landlordlord with just mouth of words.

Have you check the reason why deposit was forfieted?
-)Did you inform him of you vacating the house with at least a month notice?
-)Did you agreed to stay for a year lease but you moved out only after a 6months lease?
-)Did you returned the house as the condition when the house was rented to you in the beginning with acceptable wear and tear.
-)Any damages was done to the premises/furnitures?
-) Did you break any of the clauses in the contract (eg. having more than the expected number of people allowed?)

There are many factors of why deposit was forfieted. The contract was renew without your agent involved so you have to get all this detail from the owner.
If you have renewed the contract with agent involved, this should have be all handle without you being worried at all..

NSK: yes, infact i informed him two months in advance

NSK: no

NSK: yes with acceptable wear and tear, but owner claims that house is not clean but i have spent two days to clean the flat and return it in better condition than move in condition.

NSK: there is a damage on wardrob door and i informed owner about this 6month back and he said that is ok as it is very old.

As i stayed last six months without any contract, would it weaken my claim/case if i go to Small claim court? please advice me on this as well
