i am a buyer but u know theseller agent tactic... once u call them they will said" there is another offer with cash and the potential buyer is serious, u view the flat and once they see u like the flat they will boast that people already in disussion amd if u willing to offer 20k cash he will try his best and likely can close deal for you" hahaha.. standard lines..
